List your property with a Realtor and the IDX will be shared with many of the top internet sites, 28 or more. Re cost: the Seller pays a 6% commission (negotiable) to the Listing Company who in in the listing agreement agrees to offer 50% (negotiable) to the Buyer's agent.

The best way to list your property is to interview 3 agents, discuss the comparable properties that are selling in your neighborhood, discuss the marketing plan the agent will use to get your home sold, select the agent you feel will best represent you, then list your property with that agent for 3-6 months. There should always be a way for you to get out of your contract with an agent if you're not happy with their services. The cost is typically 6% commission, which is paid at closing.

Hi Morgan. There is no cost (as others have pointed out) to "list" your property; however, there is a cost when it sells. An agreed to percentage of the sales price. Normally 50% of that goes to the agent that lists the property and 50% to the agent that represents the buyer but this too is up to you (negotiable). I have already familiarized myself with your property in LBS.

If you are interested in an agent to list your property, you can call me at 954-398-1047. Only my company listings can be on my websites. My listing are also on onther websites through a syndication service & go on directly from my South Florida Multiple Listing Service which only realtors can enter propeties.

Hi Morgan: When you give your property to a Realtor to list for sale for you, then they place your property on the Multiple Listing System (also known as the MLS) and all of the various online websites that we use, at NO CHARGE. Some of us do more web advertising than others. There is no way to put your property directly on anyone's website unless you are committed to working exclusively with them. This is part of what we do to earn our commission from you when we list your property for sale: we market your property in the MLS, where agents go looking for properties for their buyers, and then we put your property online so that people looking from all over can see your property. When you choose a Realtor to work with, make sure that they put the maximum number of photos allowed in the MLS - which is 25. Do not settle for less! This is what will sell your property, the photos, and the pricing. Also, make sure your Realtor does a virtual tour. Most Realtors don't: I do virtual tours even for my rentals, and they rent immediately. It makes a huge difference. Ask your agent for the MLS link and the virtual tour link to confirm that this has been done. Remember, 88% of all home buyers all over the world now start their search online: that is HUGE! So the maximum number allowed of good quality photos, a virtual tour, and the proper pricing is critical to selling your property for as much money in as little time as possible. Hi Morgan, you can not list your home direct on this site. This site receives information from the local MLS board and only members can input your home information. You need to find a Flat Fee Broker who will list your home for you for a flat fee without representation. When you choose a Flat fee Broker than you should think about to offer the Buyers Agent a % or certain amount if they bring you a Buyer. It is not required but I recommend so. Happy Home Selling!

Hi Morgan, when we list a property in our Multiple Listing Service, it is also listed on many top websites such as this one,it does not cost anything upfront, NO COST to you if it is a Short sale, only a commission when we sell it if it is a regular sale, We do not charge processing fee. When I list a property it goes out to over 50 sites on the Internet through syndication. I also post videos of the properties online as well.
