I've been pre-approved (Paper in hand) and was wondering if I am legally bound to the particular Realty agency that the lender referred me to.

I am finding Homes (on this site for example) that are not showing up on my Realty's agents listings. Was wondering why they don't show up on his, if I see them on other Realty sites. Can I still request showings with my agent on homes that aren't on his listings, but are appearing on sites such as this one? If so, how would this work? Would the agents strike a deal, such as sharing the commission?

You are not bound to the that agency that the lender you to, unless you signed a buyer broker agreement with that real estate firm. You should certainly research several agents by checking their credentials, references, and internet presence. You will want to find an agent that knows and has sold homes in the area that you are looking to purchase.

Unless you have signed an agreement with the agent you are free to use anyone you feel confortable with. I believe what your going through is looking on websites for homes and your finding plenty (that your agent is not sending you) but most of them will already be gone (sold) under contract or even not on the market for sale. It happens alot and I would get with your agent and clarify what they are sending you.

No, you do not have to use that agent. The one caveat could be that if they have promised to rebate you some portion of the commission or to discount something based on you using a particular agency or agent. Probably not very likely. As far as what shows up here and what shows up the listings they show you, either they are sending you things in a very specific search that isn't allowing the other properties to show up (such as if you specified a 4 bedroom, then 3 bedroom homes would be eliminated from their search results) OR you are finding properties that are still picked up by other sites and have already sold or expired out of the MLS. In either case, simply asking your agent to check in on those homes would be fine and it SHOULD work the same as far as your agent getting paid...should not be a worry and if it is, I certainly would consider a different agent! Yes, you can request to see homes that are listed with other agents. Often if you are not on a reltors web site the homes you see listed are not updated on a regular basis.

NO I do not believe they can force you or ask you to use a particular Realtor just because you are approved by them. I think this is a terrible practice by the banks that force you to get pre-approved by them. I run as far away as I can and I and recommend others sources of funding as well. The banks have messed this up and why should we reward them by bringing our clients back to them.

The answer is no, as long as you did not sign an agreement with a RealtorĀ®. You are also not bound to the lender who gave you the pre-approval. I suggest you interview several agents and work with the one you feel most comfortable with.

Jalen The sites I set up for listings are restricted to homes that are actually active for sale. One of the issues sites like this have is keeping current and accurate information. It is very common for buyers to find homes on sites like this that I can locate and find it is already under contract with another buyer or even sold. Would you like information about a property?

Usually agent's commissions are paid by the seller. The listing agent has an agreement to 'share' their commission with the buyer's agent. You have the right to have your own representation (agent) to show any listing, listed by any agent.
