As referenced below, in Florida, a Realtor can only write a 1 year residential lease, but a 2 year lease can be written by an attorney and be fully enforceable, depending on the language in the lease.

Dear Tamika, Adina is correct in her answer. But also with a yearly lease you laways have the first option to review. Our lease at ERA has been written by a lawyer and we have a lawyer on retainer that does all our leases. But a year lease is more advantageous than having one for two years. The reasons they are done like this is because things take place with people. It is better to have a one year lease and not bound with a two or three year lease, unless you are able to have certain language in the lease that releases you from the contract for specific reasons. I hope this helps a little more.

It depends on who wrote it. A realtor is not allowed to write a lease for longer than one year. Owners and lawyers have different options.
