Any length of Lease is legal (between 2 parties over 18, private parties); any Lease over one year needs to be WITNHESSED, as well....

As referenced below, in Florida, a Realtor can only write a 1 year residential lease, but a 2 year lease can be written by an attorney and be fully enforceable, depending on the language in the lease.
Dear Tamika, Adina is correct in her answer. But also with a yearly lease you laways have the first option to review. Our lease at ERA has been written by a lawyer and we have a lawyer on retainer that does all our leases. But a year lease is more advantageous than having one for two years. The reasons they are done like this is because things take place with people. It is better to have a one year lease and not bound with a two or three year lease, unless you are able to have certain language in the lease that releases you from the contract for specific reasons. Hello in the stat of florida leases are written for no longer than one year.
It depends on who wrote it. A realtor is not allowed to write a lease for longer than one year. Owners and lawyers have different options.
