There is pros and cons to every situation. The problem for having an inspection done prior to listing the property is that you have to pay for this yourself and you have to provide a report to every buyer for any problems found. Normally every buyer will get an inspection on their own after a contract is written. Buyers generally are more likely to stick with their contract after they do their own inspection then finding out before a contract is written that the home needs say $3,000 dollars in repairs for example. Another thought is that what if the inspector you hire finds more wrong with the house than what the buyers inspector finds? We do find buyers who will buy a house in "AS IS" condition without any inspections. If this buyer was looking at your property but you did an inspections prior to the listing/sale then that buyer may choose to walk away for an issue you found out that they wasn't even going to check for. Bottom line is I would suggest doing your own inspection prior to your listing/sale only if you was going to repair each item you found. If not allow the buyer to decide if they want an inspection or not after you have a contract. Remember your bottom line is that contract turning into a sale.
Buyers typically choose their home inspector- However if you want to go ahead and have an inspection to make any necessary repairs and supply the report to the buyer- then I congratulate you for being pro active! Having an inspection report in hand to give to the buyer might make your home stand out from all the other homes for sale that are in "unknown" condition. You should speak to a realtor and get a name of a home inspector. It may or may not be good for you to pre-inspect. It costs money to do the inspection and usually buyers will bring in their own inspector. I have never had a home inspector not find something even after another inspection.
