Dear Susan, Thank you for the opportunity to share some insight into updating to your home and to the updates that matter! There are two updates that always make a difference in the value of your home...changes to kitchens and baths! That being said, they are also updates that can be very expensive. If you plan to live in your home for 3 or more years after making changes to your kitchen and/or baths, it may make sense to spend am amount of money that won't overprice you for the neighborhood. If you are making changes to sell your home, I would do the easy ones first, such as light fixtures, counter tops, and flooring if it is in poor condition. In fact, it is always helpful to update fixtures throughout that home since it can be done faily easily and without breaking the budget. To set your home apart from your neighbors you should make sure that paint is frest and of a neutral color, that your front entrance looks sharp with nice door hardward and paint if needed, and that the carpet is in good condition. One last suggestion, remember to declutter and depersonalize...remember that you are moving. Start boxing things up! Buyers understand boxes in the garage or in a spare room.
