It all depends on your debt to income ratio plus your credit scores. Sounds like there are a couple of lenders who could help you. I would advise getting the help since your rates are going to be affected by your credit score.

Good answers below. Their are a number of ways that you MIGHT be able to buy with low becon, but it might not be the best. Remember your credit will be with you always thus it is better to get your credit in order. Their are some good lenders that will help you are aleast give the information to put you in the right direction. First you need to have your credit pulled from all 3 credit reporting agencies ( free knowledge). Not the online you can pull your own credit report but from a lender that is willing to help you for FREE. This will help you buy your own house and anything you want with out the worry will my credit allow me to buy.

It's a shame, that banks decide whether you can purchase a house on a score. However, there are lenders out there that could help you raise your score, and you would be surprised how quickly it would go up. You may also want to look into owner financing. I have a program that I work through to help individuals raise their scores, give me a personal call and we'll talk about it.
