First stop would be with a financial institute with which you already have a relationship. Where do you bank? They may have a loan department and could help you. Are you a member of a credit union? They may be able to get a loan for you. Ask your real estate agent for two or three referrals of loan officers they have worked with and gotten good results. Ask a local escrow officer who he/she likes to work with and can successfully get an FHA loan funded. Be sure to have all of your documents ready, your bank account numbers, your empoyer information, your tax returns if self employed or your W-2s, account numbers with savings and IRAs, etc. Basically, be prepared to give the loan officer all that he or she might ask for upon meeting them. Tell the loan officer your goals, they may have a loan product that might suit you better, you won't know unless you ask!
You will need to get with a loan lender. A lender will know about FHA.

You would have to go with a USDA (rural) loan or special bond program like the one here in Phoenix.
