If your uncle is not occupying the property you will most likely be required to finance with FHA. I am an FHA expert. There are a lot of recent FHA changes. If you need mortgage assistance please contact me directly. Thanks and good luck.

Co-signers can be used for lack of credit or income and generally are not a problem, unless it is to make up for a lot of negative credit.
