My best advice is to take a trip to your local zoning and planning board. Here in Bonita Springs Florida it is community development. They can give you all the correct information on any given lot. Setbacks will vary, permitted use and restrictions are all important things to consider. If you know what you want to build it will help. A local realtor would be a great source of information for available sites. Good luck!
There are a lot of things to take into consideration when looking for property to build on. A title company can generate a property profile for you and a preliminary title report. That way you can see what kind of zoning is involved. In other words is it zoned for residential or commercial. You will need to find out if there are any restrictions on building types, such as single family resident or attached (condo/townhomes). You will need to find out if there are any easements that may restrict you from building on certain parts of the land. If the land is in an area governed by a home owners association and or covenant, there may be guidelines that need to be followed as far as home style and design. You can ask the listing agent of the vacant land to provide you with this information, or contact a Realtor to represent you. Always best to obtain as much information as possible and do as much research as possible before making a purchase. I hope this is helpful!

It has to do with restrictions. Is the property in the city or the country? Cities have zoning ordinances that restrict what and where you can build on your own property. Different areas in a city will have different restrictions. You would need to contract the city you live in to find the specific zoning laws for that area. When you buy outside the city, then county ordinances come in to play. Usually you do have less restriction enforced by the county as compared to the city. We don't like restrictions, but one of the reasons for zoning is to protect your investment.
Yes, you could build anything you want as long as there are no restrictions that go along withe the land to prevent building some things. Check with your local buildi9ng department and ask.
You cannot build whatever you want on a piece of land or wherever you want on the land. Some of the issues to consider include: planning laws (0 lot line?) zoning laws (zoned for single family residential), subdivision home owner association regulations (size and style of structure), environmental issues (wetlands?), deed restrictions (simply not allowed), easements and rights of way (where you can build on your land), flood plain issues (not allowed or very expensive annual mandatory insurance), health department regulations (where to place the septic tank) etc. The examples I gave are limited -m there are many more. State laws may preempt local laws and Federal laws may preempt both local and State laws. You can always purchase the land contingent upon being satisfied with what you find, so that at least you know you have an acceptable deal before you pout in the time and expense necessary to check these issues. If you are not working with an experienced realtor, it would be best to consult directly with attorney. One of the things that attorney will do will be to run a title search which will clarify some of the issues. Measure twice, cut once. Best of luck in your exiting new adventure.
