Congratulations on your decision to purchase. That credit score is certainly one that a lender should be able to work with. Be sure to ask the lender if they work with programs such as NCHFA, Mortgage Credit Program and USDA. With these programs you may be able to save that down payment. Best of Luck!

You should also talk to your lender about the down payment assistance program, you might qualify for a $15,000 down payment.

One of the biggest things that will be looked at is your debt to income ratio. A mortgage specialist will have more concrete answers as well as introduce you to other options like USDA loans that require no down payment and a home buyers program that can provide up to $15,000 down payment assistance in certain counties.

The first thing will be to speak with a mortgage lender. They will be your guide to determining whether you qualify, how much you qualify for and what kind of loan is best for you. The type of loan that you qualify for and the area that you are looking in will determine how much money you need as a downpayment. You also need to choose a real estate agent to help you navigate the process. It will not cost you anything to have a real estate agent be your buyer's agent. If there is anything that I can do to assist you, please don't hesitate to contact me.
