You are not required to be on the mortgage or deed in the beginning. After the deed has been recorded you could be added to the deed.

As long as you are not on the deed or mortgage in the beginning then no you income will not count. You could always be added to the deed later.

Only if your name is on the mortgage. If you don't have any income than there is no reason to use you on the mortgage.
