No question in my mind it is the kitchen. That is the most important area of the house to update. Most all of my buyers are looking for granite counters, stainless steel appliances, tile or wood floors etc. Some of buyers will immediately eliminate a house from a potential showing if the kitchen has not been updated. Buyers no doubt are looking for the big ticket items to already be done in a home. I would say that kitchens and baths are still the biggest items that help sell a home. I would put my money on a kitchen remodel.

My first thought is just what all the other agents said, the Kitchen. But, It also depends on your budget, the condition on your kitchen, the cost of electricity, etc. SC is a net metering state, meaning can't your sell any extra electricity back to the power company. Would the investment in solar help pay for your kitchen remodel in savings later? Another agent or two mentioned ROI, which is a very important consideration. But, it also comes down to how important a new kitchen would be to you and your family too. What can you do yourself on the cheap to improve your kitchen? I'm fairly confident that you wouldn't consider a DIY solar panel. That might not go so well. Do your research, take your time and make sure you have a plan rather than just trying to wing it. If you have any questions, contact me. I'm a long way from you, so I don't have a dog in the fight.

Hi Debbie: You should do a return on investment study for the solar panels. Now that the subsidies have ended, solar panels probably require too long a time before the cost savings allows recovery of the solar installation costs. If you renovate the kitchen, make sure the design, quality and features are appropriate for the value of the house and the expectations of buyers in the Ft Mill area. The kitchen and appliances are not the place to go cheap to to get too trendy with colors or styling, especially if you don't plan to sell soon.

A kitchen remodel will help sell a home faster. The solar panels are a great investment, but most buyers will like the fact that the kitchen has already been done at the time of purchase.
