You can not discriminated on religious, race, sexual preference, handicap, etc. You may refuse due to Credit, employment history, rental history. This is a good rule of thumb to follow.
That all depends ... If you are a land-lord and have multiple dwellings. Or if you only own one dwelling and for room-mate ONLY. The FEDERAL fair housing laws do NOT include some owners of single family homes: A single family home is owned by a private person and rented without the use of a real estate broker or discriminatory advertising.
