Antonette, helped my husband and I through the short sale process. You will still have to pay the 130K all they want you to do is put in in your name. In order to do that you need to get your own mortgage. If you do not they have the right to sell it since it is in their name, If you need the name of a good mortgage person please give me a call.

In answer to: How do I list a property?
If you want to sell the home yourself you can put a for sale sign on the lawn and advertise in newspapers and online is most important. You will need to handle all the advertising, appointments, showings, negotiations, contracts, inspections, on your own. If you want the property to be on the MLS in addition to nearly all Realtor sites , you will need to hire a Realtor. I don't believe in big sales pitches, you need to look for experience and someone you believe that you will have a good working relationship with. All Realtors no matter if they are with a big or small company can get the property listed on all the realtor sites. You are hiring the agent not the company so it is based on their experience.

In answer to: whats the minimum down payment?
Minimum downpayment is 3.5% & that would be an FHA loan, for conventional you will need 5% down, it will depend on your credit score also.
