Plan on apx 8% as your cost of sale here in Oxnard. Example: Your home sells for $450,000. Cost of sale is apx $35,000 (including escrow fees, title fees, broker fees, etc.). Your net would be apx. $415,000 (assuming no loan payoff). The funds from escrow can be wired into your designated account. The purchase in Kingman would be contingent on selling the Oxnard home. You probably want to have a goal of a concurrent close -- so you can close on Oxnard and then move to Kingman, to avoid moving twice. It is important that you speak to a knowledgeable real estate agent and lender before moving forward. Ask them for the current balance, including past due amounts, and any additional fees plus interest. Ask them for an account number to wire the funds into.
