Let me know if you qualify as a senior, and can afford the deposit, and then we can explore the Section 8 voucher option. Thank you for your inquiry.Answered: Nov 11, 2013This is an excellent question. There are always commission fees involved when utilizing the services and expertise of a REALTOR. The Seller sets the fee percentage in the listing agreement, and pays the commission to the broker(s) upon successful close of escrow, using proceeds from the Buyer. Plan on apx 8% as your cost of sale here in Oxnard. Example: Your home sells for $450,000. Cost of sale is apx $35,000 (including escrow fees, title fees, broker fees, etc.). Your net would be apx. $415,000 (assuming no loan payoff). The funds from escrow can be wired into your designated account. The purchase in Kingman would be contingent on selling the Oxnard home. You probably want to have a goal of a concurrent close -- so you can close on Oxnard and then move to Kingman, to avoid moving twice. I hope this is useful information.Answered: Sep 21, 2013In answer to: How can I buy this house(contact person)?Hi John, We are a team of agents that live here in Camarillo, and specialize in local real estate. Or, are you just looking for greater internet exposure? Typically, the listing agent does the marketing and the sellers sits back and reviews all the offers they receive over the first several weeks (or much sooner nowadays!). It's rare that the SELLER is absorbing the cost of marketing their own home. What are you paying the listing agent to do? Good luck with your goal.Answered: May 30, 2013In answer to: How much is the asking price?Homes in Simi Valley are currently listed from $150,000 to $3,988,000. There are 118 homes to choose from :-)Answered: May 3, 2013In answer to: can I list my home for rent?Hiring a professional agent that owns rentals and has helped a plethora of landlords to get their properties leased quickly with dependable long-term tenants, doesn't cost you money in the long run... it actually SAVES you money, time and aggravation. At a mere $1500./month rent, it costs a landlord $50./day of lost rental income that can never be recovered. Unfortunately, Homes site and their partner site ForRent (see botom of the home page) are set up for apartment owners. You can try Craigslist and the local Kitty Letter and maybe try the VC Star... Are you aware of the disclosure laws that landlords must adhere to? Well, good luck then with your rental, as owning investment property can enable you to retire with 'monthly mail box money' after you have paid off your mortgage.Answered: May 3, 2013In answer to: can I list my home for rent? You should consider listing your rental on the MLS, for the faaaastest way possible to find a suitable tenant -- plus have access to the legal lease forms. I am a landlord, too -- so I know from personal experience. By the way, Park Lane homes are selling for over $400K right now. The market is hot, and there is a scarcity of homes available. In the meantime, cancel your profile as a renter. I am uncertain if this site allows landlord contributions. In order to qualify for the Simi house, you will eventually need to provide a signed lease agreement on the Palmdale property. The lender will only count 75% of the rental income from Palmdale when they work up your qualification numbers. It is important that you speak to a knowledgeable real estate agent and lender before moving forward. There are tax ramifications to converting your primary resindence to a rental -- but those are mostly positive affects. Our office is in Simi Valley. I hope this is helpful information.Answered: Jan 26, 2013In answer to: Size of garage (# of cars?Probably 2 or 3. Ask them for the current balance, including past due amounts, and any additional fees plus interest. Ask them for an account number to wire the funds into. Add apx. $25. to that amount, and indicate that this payment is to apply to the past due mortgage payment and fees only. If you can walk into your bank with a cashier's check, that would be ideal. Get a receipt for your transaction. This should reset your mortgage, and make you current again. The sooner you do this, the better, since you want to avoid having the Notice of Trustee Sale filed (3 weeks before the trustee sale/foreclosure date). It is most admirable that in today's market a homeowner is willing to go the extra mile to keep their home and not allow the bank/lender to foreclose.Answered: Aug 10, 2012Hi Tonya... Assuming your Creekside home will rent for (apx)$3,000-$3,500./mo. it will cost you $100./day every day it is vacant. Our local team will give you MLS access for 2% of a one year lease, plus provide all the legal C.A.R. Forms. You only pay for the services upon a successful lease. References can be provided. Since I am a featured agent on Trulia and REALTOR dot com, your home will get greater exposure. Otherwise, go with Craigslist -- but be careful due to the possibility of scams.Answered: Jul 24, 2012There are several types of properties shown on this and other real estate websites. Those that are syndicated from local MLS boards and then those that are simply advertisements to induce you as a buyer to pay a fee for an additional service. I can help you with pre-foreclosures -- this information is public record. I already subscrbe to a service that provides updated foreclosure and trustee sale information. In the event you want to purchase a home at the trustee sale in Ventura, Mon-Friday beginning at 11am, you will need to bring cashiers checks only -- no loans are allowed. You will want to align yourself with an agent that understands the process, so that you do not erroneously purchase a home for what statrs out as a 'great all cash deal' and ends up being a financial catastrophe >> from HOA liens, unpaid property taxes, IRS and mechanic's liens, etc., or major repairs needed. So, I did not want to pop your bubble, just let you know that trustee sales are NOT for amateurs. Good luck -- and if a deal seems too good to be true -- it's because it is! Be careful out there.Answered: Apr 10, 2012Local newspaper or Craigs-list. According to CoreLogic, the RealAVM? Range for your home is $400,120 - $489,036. Aggressive price reductions from 559 to 499 in 33 days is an interesting marketing strategy. Located less than 90 minutes north of Los Angeles in the Los Padres National Forest, Pine Mountain Club and the surrounding communities of Frazier Park, Lockwood Valley, Cuddy Valley, Pion Pines, Lebec and Gorman offer spectacular views of the San Emigdio and Tehachapi Mountain Ranges. Historically speaking, Pine Mountain Club and the Cuddy Valley Mt. Pinos area were considered the sacred center of the universe by the California Chumash Indians of the central coast. You?ll have over a million acres of protected land around you, abundant wildlife to see, miles upon miles of trails for hiking, biking, and off-road vehicles to enjoy. Take off horseback riding into the forest from the equestrian center, go cross country skiing during the winter, or play golf year-round on the PGA rated golf course. They are focused on purchasing a condo/townhome with low HOAs (nder $250/mo or so) and a decent area. The particular property is a manufactured home in a park and there are 3 reasons why it may not work for your needs: 1) The Meadowlake mobile home has a Lot Rent of $ 792.32 per month 2) The property is already in escrow, but they are looking for back-ups, since mobile home financing is challenging. 3) The current owner owns the home itself free and clear, so there are no payments to take over. Let's talk about how you can Buy a condo with only .5% down when you are ready to move ahead and become a homeowner. Thank you for your interest!Answered: Jun 22, 2011Hello Susan, Please visit the local newspaper and online FSBO sites to find the one or two for-sale-by-owner properties in the TO area. They tend to be over-priced and the sellers are expecting the Buyer to be prequalified prior to accepting an offer. Since they do not typically a sales commission, they expect to put the savings in THEIR pocket, not yours! If you need seller financing, you will typically also need a significant down payment, approx 20% or more, depending on the seller's terms. I hope this information is useful.Answered: Jun 22, 2011Hello Susan, I will send you out a Market Snapshot for your review, so you can learn our local market. Yes, there is a plethora of foreclosures in cities such as Oxnard. Camarillo has maybe 2 dozen foreclosures. The 'rah-rah' of REO's and foreclosures has long since worn off, and prices are sometimes over the price of regular sellers. Buying a foreclosure comes with a lot of risk, not knowing about neighborhood influences and previous repairs or unpermitted work, which a regular seller MUST disclose. So, walk carefully down the REO path -- and be sure to get preapproved (VA ?) first, so you'll know how much you can afford. We have a complimentary copy of the bestseller book "Your First Home - by Gary Keller" reserved for you, to assist you in learning more about the process. We look forward to sitting down with your family to explore your personal needs, timeline, and options. Good luck!

New on Our BlogThe 8 Most Popular Hipster Cities Where Young People Are Calling Home Bobbie Preston It’s Hip to Be Where? Hipsterism is an odd cultural phenomenon, in that one of the prerequisites for membership in the club is to vehemently deny said membership. So, how can you find out which cities are the most “hipster?” You can’t conduct a hipster survey, as legit hipsters would never deign to participate in such a thing. Instead, you have to comb the data for telltale signs of hipsterdom: things like a young, college educated populace; robust arts and music scenes; and a high per-capita concentration of independent coffee shops, yoga studios, record stores, microbreweries, and farmer’s markets. It’s also a good idea to find out where recent college grads are planning on moving. So which cities in the country are known for being the hippest? Seattle, Washington Seattle has been hipster since hipster was grunge. OK, you could argue that the two are not the same thing, and you’d be right, but there’s definitely more than a little ‘90s influence in the average hipster ensemble. Seattle has it all: great coffee, a youthful and highly educated populace, an inspired culinary scene, and an artistic community that’s been keeping it weird since 1985. Denver, Colorado On the surface, Denver doesn’t look like a hipster enclave. But check out neighborhoods like LoHi, South Broadway, and River North, and you’ll get the picture pretty quickly. There are plenty of cool little enclaves in the Mile High City, not to mention legal marijuana, left-of-center politics, and facial hair… lots of it. Austin, Texas Austin, Texas is home to the annual SXSW festival, one of the coolest music, film, and interactive extravaganzas in the country. There are more quirky food trucks than you can shake a stick at, and perhaps more importantly, it seems like everyone in Austin is some type of artist. Don’t be surprised if you hear things like “Well, I’m a doctor, but that’s just my day job. I’m really more of a collage artist.” Asheville, North Carolina Like Seattle, Asheville is a place with hipster street cred that dates back to the mid ‘80s. It’s full of independent bookshops, vintage clothiers, and brewpubs. It’s not trying to be cool; it just is cool. Asheville seems a bit like Austin’s little brother, smaller but less self-conscious. Oakland, California We all know San Francisco is cool – it was basically the birthplace of the whole counterculture movement. It’s also become one of the most expensive places to live, which is why savvy hipsters have been relocating to Oakland now for years. What’s not to like? Oakland has some of the best farm-to-fork food in the country, and there are plenty of art galleries, live music venues, and old-fashioned barbershops. It’s kind of like the Brooklyn of the West. Portland, Oregon Portland, Oregon has long been known as a hipster enclave, but it’s really blown up over the past ten years. Some locals say that’s not necessarily a good thing, as formerly affordable blue-collar neighborhoods are razed to make way for high-rent condos every week, it seems.
