I've known Bob for almost 30 years. When he went into the real estate business I told hm that if I ever bought another new home I would use him as my agent. I knew i could trust him to look after for my intrests. I was well pleased with every aspect of my home purchase. When ever I had a question Bob was there with the answer. He returned my phone calls immediately. He assisted me in any way he could. I don't think you could choose a better agent to work with. Milton E. His honesty and curtesy are extremely important atributes which make him stand out from the crowd.John ThorneWe have been friends with Bob Brown for about 9 years. He is an extremely hard- working, knowledgeable, and persistent individual who gives you a 110% effort to get the job done. We had our house listed with him during a slow market and wanted to sell or at least rent our home, while we were moving out of the area .Bob bent over backwards to be available for us and was successful in finding a highly qualified long term renter. I would highly recommend Bob to take care of your housing needs, either selling or buying. Mike PearceMike PearceWe came to Tennessee because my husband’s job was transferring us from Indiana. Bob Brown was the real estate guy that responded quickly to show us houses. He was able to provide great customer service to us. My husband stayed in the local area of Germantown, TN and looked at houses and then while I was wrapping up everything back home and would fly into the Memphis area, Bob and my husband would have houses for us to see. Bob diligently searched for houses that would meet our needs, guided us to the areas that would be the best situation, since we did not know the areas very well. He was able to meet with us at our convenience, since our time was very limited, flying in from out of state. A job well done by Bob Brown, there were very few problems with this move, and if anything came up, Bob responded and took care of any situation that we had. I would recommend Bob Brown to anyone that was looking for a house, he’s a good Christian man that is willing to work hard to see that your needs are met for the place that you want. Mike & Pam RichesonBob BrownRelocating from Denver, CO to the Memphis, TN area, I needed a realtor who was licensed and professional. With Bob, I not only got a realtor that was licensed and professional, but I also got a realtor who had that personal touch. Thanks to Bob, my wife and I found the house that we were looking for. Bob stayed with us and attended to us from day one through the closing, keeping us educated and informed through the whole process. I would recommend my family and friends to Bob without hesitation. You can use your VA eligibility to purchase any home as long as the VA appraiser approves the property purchase (condition of property) and the selling price is within VA loan limits. If you have already used your VA eligibility on another home and you allowed a non-veteran to assume your VA loan, you may have some partial eligibility but for full eligibility the previous VA loan must be cleared by the purchase of a new owner with their own financing that payoffs the VA loan balance.Answered: Oct 3, 2013Anything is possible but whatever happens the required repairs must be written in the offer to purchase the home or a counter offer or stated on the buyer inspection contingency removal/notification form and agreed to by the seller. This is a special FHA from the state of Tennessee. Will your sister be working to help with the mortgage loan. I going to give a name of Vivian Smithey with Bartlett Mortgage company 901-382-5999. Ashley, you do not have to use Vivian but see if she can pre-qualify you for a loan. Then you can use any mortgage company you want. It is not often that foreclosed properties are photo beautiful inside or outside RE professional don't want trashy looking homes photos on their MLS listings - by contacting the listing agent you can obtain additional photos after you show interest in the property. Often foreclosure seekers are expecting too much of the property - you are going to have to do some work before you can live in the place. This is what I see when I look at foreclosures. I want my online image to be professional. I will be happy to provide additional photos for you when you show an interest in a property.Answered: May 14, 2012In answer to: listing a home for sale by ownerGood news about your listing. Present day the elementary school is Sycamore Elem, middle school is Schilling Farms and the high school is Collierville High. All the suburb cities of Memphis proper are preparing to vote on starting their own public school systems including Collierville. That vote will be in August of this year. Stay tuned because the 2012 - 2013 school year will most likely be in the hands of the cities (Arlington, Bartlett, Collierville, Germantown and Mllingion). I believe this will be the best thing that has ever happened for these cities - separation from Memphis city schools. Please let me know if I can be of further assistance. Have a blessed day.Answered: Feb 12, 2012Closed 1/18/2012 for a selling price of $245,000 according to the MLS.Answered: Jan 28, 2012My suggestion would be to start with your lender and get prequalified for a loan. Lay your tape measure on the floor and measure the distance between two walls and write it down. Then lay the tape measure on the floor between to other two walls and write it down. Make sure you convert both measurements in to feet (there is 12 inches in a foot so each inch is 1/12th of a foot - place this after the decimalpoint - example measurement of 12 feet and 3 inches is the equivalent of 12.25 feet). Take a calculator and multiple these two numbers together = room square footage.Answered: Aug 15, 2011In answer to: This Home is for sale correct.Call me and I will help you with the purchase. There are still down payment assistance programs available in Shelby County & Memphis, if you qualify. Contact me and let's look at this property together then we can discuss further how I can help you find the necessary financing for your purchase.Answered: Jun 22, 2011I have not looked at the home but it seems like it is in a good neighborhood. The homes in this area are all about the same size (1400SF), age and the selling prices have run between $24,000 and $65,000 lately. Average sales price is around $45,000. So I my thoughts are about $45,000 until I complete my analysis by inspecting the home and neighborhood. If you desire additional analysis, you can sign an agency agreement with me and then we can go look at the home together and agree on a selling price. If you are out of town, then I can make other arrangements. Take care.Answered: Jun 14, 2011Hi Kendrick, I'm not sure about the question that you are asking. If you want to see the property I will be happy to set that up for you. If you need me to talk with the listing agent on your behalf, I can do that. Bob BrownAnswered: May 26, 2011If you are talking about the Home Values on this website, then the information is based a sotware slogrithm that takes several things into consideration. Along with that value you get the estimate value of the homes surrounding that home. If you would like a market analysis, I can help you with that. Bob BrownAnswered: May 26, 2011Thank you for contacting me. Why would you wan to rent at $1,600? You can purchase a home for this type of monthly payment. I can help you find that home and assist you in many other ways. I would suggest you contact the owner Ann Hale who is the owner/agent at 901-494-3962. She can better answer your question. Take care and have a blessed day. Bob Brown MidSouth Residential, LLC 901-233-3313Answered: Apr 15, 2011The sales price does not include all the things you have listed. The sales price is just that a selling price for a home. You decide it the homes value to you as a Buyer equals that price or a different price. Then you make your offer based on the value you set. The market value of a home is what a willing and capable Buyer agrees tp pay for the home purchase and the Seller accepts. Here's somethings the Buyer will have to pay for in their closing cost; prorated property taxes (city & county), appraisal (usually paid to the Lender before closing, Buyer's title insurance, attorney fees and administrative fees. In Memphis and estimated closing cost for the Buyer would be between 2%-3% of the selling price. Your Truth In Lending Statement from your lender should be fairly close to the exact amount needed. Your best bet is to get pre-approved for the loan you will need - this means the loan will pass underwriting and get approved by the lender. Find a lender that does their underwriting in-house.
