Lay your tape measure on the floor and measure the distance between two walls and write it down. Then lay the tape measure on the floor between to other two walls and write it down. Make sure you convert both measurements in to feet (there is 12 inches in a foot so each inch is 1/12th of a foot - place this after the decimalpoint - example measurement of 12 feet and 3 inches is the equivalent of 12.25 feet). The sales price is just that a selling price for a home. You decide it the homes value to you as a Buyer equals that price or a different price. Then you make your offer based on the value you set. The market value of a home is what a willing and capable Buyer agrees tp pay for the home purchase and the Seller accepts. Here's somethings the Buyer will have to pay for in their closing cost; prorated property taxes (city & county), appraisal (usually paid to the Lender before closing, Buyer's title insurance, attorney fees and administrative fees. In Memphis and estimated closing cost for the Buyer would be between 2%-3% of the selling price. Your Truth In Lending Statement from your lender should be fairly close to the exact amount needed. Your best bet is to get pre-approved for the loan you will need - this means the loan will pass underwriting and get approved by the lender. Find a lender that does their underwriting in-house.
