I found Brian by chance while looking at a home listed by a different realtor with my husband. That realtor recommended her counterpart. We had been vigorously and aggressively searching for a home without an agent! We worked with a few different people over the years in other parts of the US and never had the attention to detail, timeliness, enthusiasm, and professionalism of Brian Pruden. He reached out right away and remained consistent and diligent throughout our entire home buying process. He never missed a call, found listings within minutes of being published, was responsive at any hour, THOROUGH in investigating properties before we viewed them and having an idea of the whole picture. Never wasted our time. We found a home that was exactly what we wanted faster then we anticipated. He is excellent at listening and providing knowledgeable feedback which is very rare to find! He ensured throughout the bidding process we were comfortable, informed, and in all honesty he went above and beyond. I dislike waiting for an answer just like everyone else, the anticipation, anxiety, and overall feeling of not wanting to hound your realtor never happened with Brian because he was THAT attentive. Before I even had a chance to ask if he had heard back, he already contacted me to check in and let me know the status. Literally never missed a call/text anytime day or night. Answered every question, and to be quite frank he is just one of those extremely likeable people. So he has that natural knack, combined that with being conversant in all aspects of buying/selling/auctions/foreclosures/new/old you name it he is astoundingly well-versed in his profession and beyond. We plan on using him when we sell this home, and buy our next. We plan on using him if we flip. We plan of referring everyone we know to him. He is honest to the fullest extent, and if you ask he will give you real advice no nonsense. Truly, I've met a ton of realtors and I can honestly say he never fumbled or lost the momentum. It's not just a job, we weren't just clients. Myself and my husband were both shocked at how much work he puts into each individual. When we closed(with the market he had to be lightning fast and he was), we not only found a home that was exactly what we wanted in our price range, but he also thought outside the box during negotiations and made sure we had everything we wanted and then some. I mean really he is great at what he does. I was in top tier sales for more then 15 years, he is honest and straightforward and extremely attentive. You just don't find that often. Most agents are trying to juggle all their clients and you can tell they are doing that, he does it effortlessly. You would think you were the only client he has, but your not. Ultimately that's what everyone ideally asks for. They want to feel as if their realtor works only for them and remains enthused and persistent throughout the entire process. I cannot again REPEAT how hard that is to find. *Most* realtors do not have this ability, they try to, but it has to be a natural talent. He has that talent. So we were extremely lucky. Yes they do. And as part of the process, it is the first thing you should get!! This sets your budget ahead of time to bring awareness to your target price you want to be in! It lets you know where you stand going into the transaction and makes you more comfortable to know what you can afford, or what you are comfortable paying. I highly suggest you do this first!!
