Being intent on purchasing a home in Orlando while living out-of-state, I needed to rely on a realtor to complete all onsite visits and report accurage details via phone and emai. Claudette instilled the confidence in the decision to initiate a contract and complete a purchase by diligently maintaining communication and ensuring all of my desires in a home were fulfilled to the best of her ability. She never made me wait for a response and addressed my concerns with priority, as though I was her only client. I appreciated her responsiveness and professionalism and am very happy with my purchase. Thank you James Benson-Valdez March 2011Previous ClientThank you, Claudette, and thank you so very much for the magnificent help you have been from day one. We’ve worked with a few realtors over the years, but none have done a better job than you at being on top of things, kind, knowledgeable, and just an overall joy to work with. I think the way this all came together is perfect. We’ll keep in touch and will look forward to having that drink together the next time we’re in the area. Please express my appreciation to John, as well, for the help he has been in looking at the property and getting the work done we needed. We’re exciting about reconnecting with him in a couple of years to do the remodeling! April, 2012 B & M SinclaireTim MurrayBeing unwilling to re-sign with the agency we had hired six months ago, Claudette came immediately to mind. She was one of several agents who had shown our home a few months previous and I had the opportunity to meet her and see her interaction with her clients. She had been personable and forthright and took the time to answer questions which my realtor had not and her clients bought in our neighborhood. My confidence in her has proved to be astute. In the two weeks since she has taken us on, she has done everything which I imagined a good agent should do and more. I have confidence that we are in the best hands possible. Claudette was the easiest and most informative agent we have ever worked with. She always had our best interests in mind, and because it took us over a year to finally find our property, it made it a very difficult overtaking. We were always kept up-to-date with any new listings, even though we had to sell property first. We are from another state and could only come down at certain times. Claudette made sure she cleared her calendar to make time for us. Any time we called with a question, she called us bank and then found our answer. She knew how to contact many different people, to find out any information that we needed to know about the property. You could not ask for a more professional and caring real estate agent. Chris MartinPrevious Client2009 Dear Claudette, Thank you for all your efforts in regards to helping us pursue our Florida Dream! Your warmth, energy and professionalism shined through with every word and deed! With Sincerest Gratitude, Mary An, Rad and Chris TaylorPrevious ClientClaudette, it was our pleasure working with you. Above all else, you're extremely friendly and easy going, and you had our best interests in mind from day one. We never felt pressured by you to choose one property or area over any other, and we never felt any doubt that you were doing all you could to get us into our new home. I'm not sure if we told you about this before, but we had worked with a different realtor initially. She represented a dear friend of ours in getting her townhouse in the Independence neighborhood. Julie or myself would find properties listed online, and we would forward them to her. She magically never seemed to get those e-mails. However, any correspondence regarding a new construction townhouse at Independence, or anything else in that neighborhood, she was all ears. That was simply annoying, but the breaking point was when she had concerns about my ability to get credit approval. She told us to lie on our loan app and say that we weren't married, and to use Julie's maiden name on the paperwork. It was at that moment that giant, glaring red flags went up and we decided to step back. At that point we were really disenchanted with the whole process and thought about giving up, or at least putting the idea of buying a home off for some time. After we told Larry (Julie's father) about what happened he said we did the right thing walking away from her. It was soon after that that he recommended you to us, and the rest is history as they say. One year ago we were coming up on our one year wedding anniversary and Julie was only a couple of months pregnant. Neither of us dreamed that today we would be moving into a home, but one we love so much. You and your staff, as well as Mike Lesinski, have been amazing through this entire process and we couldn't be more thankful for it. I can't wait to introduce you to my friends and family at the housewarming party! Sincerely, Rich & Julie MarionClaudette BusuttilSpatig1Client, Buyer Claudette is an extremely competent broker. We never once regretted choosing Claudette as our representative. (I should begin by noting that we were buying a property long-distance, so we really had to depend on an experienced professional to represent our interests.) She kept us regularly updated on new homes coming onto the market (notified us as soon as they were listed), was very flexible in visiting the homes for us and sending us photos so that we could see what it was like), and provided us with reliable, accurate advice on the value of the homes she visited and how they met (or did not meet) our needs. I would note in particular that she never tried to sell us on a property just in order to get the sale, the price range we were in was not particularly high, but we we were never treated as though we were any less valuable a client. Calls/e-mail messages were returned promptly and with helpful information, and she was very patient with us moving through with offers on several properties and then a somewhat challenging purchase of a foreclosed home. As a result of dealing with Claudette, we were able to purchase a very nice property at a fair price. I must also commend her husband John for being very helpful in stepping in while she had a family emergency and for his invaluable advice about the house we purchased during the inspection. Every step of the way, we were treated with courtesy and professionalism by Claudette and her team. You said you don't have a downpayment, did you know there are governmental programs out there who will assist buyers in the same position you find yourself in today? Depending on how much you are considering to pay rent, you may find a small home, may need some tlc, but I would attempt that prior to searching out rent to own props. If you're planning on purchasing a home in Winter Haven sometime down the line, now would be the perfect opportunity to do so. REal Estate experts predict that home values will be going up from now into and through 2013, so the longer you wait to purchase the higher you can expect to pay for a property. If you'd like to discuss all your real estate options I would look forward to speaking and meeting with you at your convenience. If you have a June/July expected move date, stay clear of short sales. Foreclosures are bank owned properties and the process moves much faster. A regular re-sale is a relative painless and easy process. Please feel free to contact me if I can be of service to you! ThanksAnswered: Mar 26, 2012Hi Connie, I am afraid that both properties on Rose are listed as AWC, which means active with contract. If we can be of further service to you, please contact us. Thank youAnswered: Mar 7, 2012Hello Rebecca, That's an excellent question! If you are financing the purchase, your first step should be getting yourself mortgage-pre-qualified. Always research any service providers you may be tempted to hire for the services they have to offer. NEVER, EVER, choose one without doing your due dilligence first. Even if someone offers you a referral sheet, YOU SHOULD DO YOUR OWN RESEARCH, YOU ARE NEVER UNDER OBLIGATION TO HIRE ANYONE no matter how you hear about them. Your research will save you time and possibly thousands of dollars, including even the loss of the property you are interested in purchasing. If you're paying cash for the deal, you need a PROOF OF FUNDS letter from your bank, they will be more than happy to provide you with one, or if you wish you can take your latest bank statement, black out your account number and social security number, leaving only your name and the amount of what you have in the bank. It must equal or go above the amount of the purchase price and any closing costs you may be responsible for. STEP #2: Find yourself a qualified, experienced and highly knowledgeable Real Estate Representative, one who is experienced in all aspects of new home construction, re-sales, bank owned properties and SHORT SALES. If you purchase a SHORT SALE you really need a Realtor Representative who is certified on Short Sales, they should have this designation behind their name: SFR which means: Short Sales & Foreclosure Resource, also look for agents who are qualified to represent buyers and have been accredited with the designation of ABR which means:Accredited Buyer Representative and another designation GRI which means the agent is a Graduate of the Realtor Institute. These designations must be earned, they are not sold or simply given away to agents. Please note there are many other designations out there which are also very useful to have. STEP #3, Now you have chosen your real estate representative, the fun begins: Sit down with your realtor of choice and discuss your desires, you wants and needs and all your available options. The agent should be completely familiar with the areas you are interested in, having purchased and sold properties within those areas, know the community and be able to answer all your questions, inside and out. Step #4 House Hunting!! This is a very exciting time and if you let it, could be also very stressful. Stress is not good, so you should have total confidence in your Realtor.Answered: Mar 6, 2012Hello Mr. & Mrs. Paul Blom, Please be sure to find yourself an qualified and experienced real estate representative by conducting interviews, discover what type of marketing strategy they plan to use to market both listings. Over the last 12 months, I have successfully represented buyers and sellers in the purchase or sale of a total of 22 residential properties. Out of the 22 closed transactions, 9 were my listings. I currently have 4 active listings and 2 under contract. Please let me know if I may be of assistance to you. Thank youAnswered: Feb 23, 2012Hello Cynthia, The property you are interested in is already under contract. What you really need is a qualified and experienced Buyer's Representative. Verbal offers are not an acceptable way of putting in an offer on a property. Claudette Busuttil REMAX MARKETPLACE Celebration, FLAnswered: Feb 7, 2012In answer to: Is it better to rent or own your house?Owning your own home is far better than renting. When you pay your monthly rent, all you get out of it is a place to live, but homeownership provides certain tax breaks and deductions. You can do almost anything in the house you own, assuming you are not living in a controlled community where they dictate outside paint colors and sometimes even landscaping. As you pay on your home, you build what's called Home Equity and when you accrue a certain amount, you can actually ask your bank for a loan based on the equity you have.Answered: Feb 4, 2012In answer to: can you direct me to homes for rent under 650.00 a monthFirst of all, which city are you interested in? There are many property management companies out there whose job it is to rent out properties such as you're seeking. Go on line and say "property management companies in Kissimmee" for example and you should get results. Contact them individually and see if they can help you.Answered: Jan 28, 2012Hi Noel, Apparently the address of the property in question was not posted. If you wish to furnish me with the address I will be happy to check into the size of the garage for you and get back to you immediately. Thanks.Answered: Jan 25, 2012The only think I can think of is that the links are somehow mixed up. Find out who's website you're on and contact the agent directly. I am sure they would be willing to walk you through the site and provide the help you need.Answered: Jan 21, 2012Whenever they simply state" Washer and Dryer Hook Ups" it means that both hook ups are available, but no appliances are connected to them. Some units/properties do supply washer and dryer, in this instance they will state: Appliances included. They may even include micro, fridge, stove, etc. Always ask the realtor/agent showing or providing you with listings if any appliances are included.
