Claudette, it was our pleasure working with you. Above all else, you're extremely friendly and easy going, and you had our best interests in mind from day one. We never felt pressured by you to choose one property or area over any other, and we never felt any doubt that you were doing all you could to get us into our new home. I'm not sure if we told you about this before, but we had worked with a different realtor initially. She represented a dear friend of ours in getting her townhouse in the Independence neighborhood. Julie or myself would find properties listed online, and we would forward them to her. She magically never seemed to get those e-mails. Chris LeggettClient, Buyer Jan 18, 2013 After a less-than-positive experience using another local agent (nice lady but not sufficiently hands-on to get us the property we needed), we contacted three agents working extensively in the Hunters Creek area. We never once regretted choosing Claudette as our representative. (I should begin by noting that we were buying a property long-distance, so we really had to depend on an experienced professional to represent our interests.) She kept us regularly updated on new homes coming onto the market (notified us as soon as they were listed), was very flexible in visiting the homes for us and sending us photos so that we could see what it was like), and provided us with reliable, accurate advice on the value of the homes she visited and how they met (or did not meet) our needs. I would note in particular that she never tried to sell us on a property just in order to get the sale, the price range we were in was not particularly high, but we we were never treated as though we were any less valuable a client. Calls/e-mail messages were returned promptly and with helpful information, and she was very patient with us moving through with offers on several properties and then a somewhat challenging purchase of a foreclosed home. As a result of dealing with Claudette, we were able to purchase a very nice property at a fair price. I must also commend her husband John for being very helpful in stepping in while she had a family emergency and for his invaluable advice about the house we purchased during the inspection. Every step of the way, we were treated with courtesy and professionalism by Claudette and her team. We cannot recommend her highly enough!

Hi Dorothy, in today's Central Florida real estate market sellers are truly calling the shots as to how they dispose of their properties, and renting to own is not an option many choose to use. You said you don't have a downpayment, did you know there are governmental programs out there who will assist buyers in the same position you find yourself in today? Depending on how much you are considering to pay rent, you may find a small home, may need some tlc, but I would attempt that prior to searching out rent to own props. Hi Mimi,when you purchase a short sale the process is long and complicated, however banks are now makeing the approval time much shorter. If you have a June/July expected move date, stay clear of short sales. Foreclosures are bank owned properties and the process moves much faster. Hello Rebecca, That's an excellent question! If you are financing the purchase, your first step should be getting yourself mortgage-pre-qualified. Always research any service providers you may be tempted to hire for the services they have to offer. NEVER, EVER, choose one without doing your due dilligence first. Even if someone offers you a referral sheet, YOU SHOULD DO YOUR OWN RESEARCH, YOU ARE NEVER UNDER OBLIGATION TO HIRE ANYONE no matter how you hear about them. Your research will save you time and possibly thousands of dollars, including even the loss of the property you are interested in purchasing. If you're paying cash for the deal, you need a PROOF OF FUNDS letter from your bank, they will be more than happy to provide you with one, or if you wish you can take your latest bank statement, black out your account number and social security number, leaving only your name and the amount of what you have in the bank. It must equal or go above the amount of the purchase price and any closing costs you may be responsible for. STEP #2: Find yourself a qualified, experienced and highly knowledgeable Real Estate Representative, one who is experienced in all aspects of new home construction, re-sales, bank owned properties and SHORT SALES. If you purchase a SHORT SALE you really need a Realtor Representative who is certified on Short Sales, they should have this designation behind their name: SFR which means: Short Sales & Foreclosure Resource, also look for agents who are qualified to represent buyers and have been accredited with the designation of ABR which means:Accredited Buyer Representative and another designation GRI which means the agent is a Graduate of the Realtor Institute. These designations must be earned, they are not sold or simply given away to agents. Please note there are many other designations out there which are also very useful to have. STEP #3, Now you have chosen your real estate representative, the fun begins: Sit down with your realtor of choice and discuss your desires, you wants and needs and all your available options. The agent should be completely familiar with the areas you are interested in, having purchased and sold properties within those areas, know the community and be able to answer all your questions, inside and out. Step #4 House Hunting!! This is a very exciting time and if you let it, could be also very stressful. Stress is not good, so you should have total confidence in your Realtor.

Owning your own home is far better than renting. When you pay your monthly rent, all you get out of it is a place to live, but homeownership provides certain tax breaks and deductions. You can do almost anything in the house you own, assuming you are not living in a controlled community where they dictate outside paint colors and sometimes even landscaping. As you pay on your home, you build what's called Home Equity and when you accrue a certain amount, you can actually ask your bank for a loan based on the equity you have.

Whenever they simply state" Washer and Dryer Hook Ups" it means that both hook ups are available, but no appliances are connected to them. Some units/properties do supply washer and dryer, in this instance they will state: Appliances included. They may even include micro, fridge, stove, etc. Always ask the realtor/agent showing or providing you with listings if any appliances are included.
