Ed was so helpful as a realtor! He was very respectful of our wishes and made the whole process go smoother. I recommend him to everyone wanting to buy a house.Rachel GessleinEd Graybill is a fine example of someone who truly cares about his clients and their well being. I was a first time home buyer and didn't know what to expect with purchasing a home. Ed was understanding, patient, and a joy to work with. Every question I had, he answered promptly and efficiently. We went all over the 7 cities of Tidewater, Virginia looking at house after house until we came across the perfect one for me and my family. It wasn't uncommon, being in a lower price bracket, for us to reach a home and as soon as we walked in, we walked right back out, as it was less than desirable. Ed never complained once and always made light of the situation. I have a little one on the way, and wanted the best home I could afford to start our new life in. Ed completely understood and was always straightforward. When we finally found the house I decided to buy, Ed offered to help us move into our new home. Not any realtor would do that, or even any friend, for that matter. You just don't find very many people like Ed anymore, with real compassion for his clients. In the future, when we upgrade to a bigger home, I won't think twice about calling Ed again. I'd recommend him to anyone who wants the home buying experience to be an easy, enjoyable one - as well as gain a friend along the way.Jeremy NewbyMy husband and I can not say enough great things about Ed. We were first time home buyers and had no idea of what to do or what to expect, but Ed stood by us the entire time giving advice, answering questions, and most important he was so very patient with us. While we were still in Mississippi waiting to move, Ed kept looking for houses for us and worked just as hard as he did once we were here! Ed was always in touch with us and was always able to calm any fears I had! After we closed on our house, Ed showed up on the weekend and stayed all day on a Saturday just to help us paint and start the renovating that we were going to be doing!! Now THAT is not something just "any" Real Estate agent does. We can't say enough about Ed and how wonderful his services were, not only was he a great Agent, we consider him a great friend as well!! When the time comes for us to move on, we can say with 100% confidence, Ed will be the one we will be calling to help us sell our home! Thanks again, Ed!Teri and Shawn LoescherEd Graybill is an outstanding Real Estate Agent. I was expecting a real estate agent who would be pushy and try to sell us everything that we looked at, but not him. He hung in there with us even though I know we were not the easiest people to work with. I was always able to get in touch with him when I had a question and when we did a walk through inspection of the new construction house I was going to buy, Ed pointed out all the things that were wrong with the house so that the builder would get them fixed prior to closing. He is very knowledgeable at what he does and he will not steer you wrong. Ed even helped us with the closing. We are first time home buyers and had no idea what to expect. Ed made it a whole lot easier asking the questions that we did not even think about. We are 100% satisfied with the job that Ed did for us and I know you will be too!Brennan McchesneyEd spent so much time helping us with all the details in selling our home in Chesapeake, VA and finding our new one that even our neighbors commented on how much he was there. Ed was far and away more involved and helpful than any agent I've hired before. He was under our crawlspace, on the roof, and in our attic with the home inspectors at both houses. He even came out more than once to get our scary dog out of the house when buyers were coming and we were stuck at the office. He helped with solving every problem, and we had some weird ones where he ended up at the city offices researching city codes and permits, finding structural engineers, and getting multiple moisture reports. Ed took care of it all with lots of communication so we didn't have to stress about anything getting done before we closed. Our home sold in less than 2 months for more than I expected to get in this declining market, and Ed helped me find a great home in the school district in Chesapeake I wanted and helped negotiate a great price. I would definitely recommend Ed to anyone buying or selling a home.Lori NewlandEd was very helpful. When me and my buddy were looking to buy a home he was our first agent. He was so good that when i got married and was expecting my first child i used Ed again to find my new home. He is always available and willing to help you with anything you need. He is also very knowledgable. Bieng a first time home buyer i was not sure what to look for but Ed was always pointing out things that we did not even notice.Michael TaylorMatthew and I wanted to thank you for your excellent work. You always took the time to take us around and show houses in Virginia Beach and Chesapeake, even with short notice and the difficulties associated with Matthew being in the military. We love that you where an open, straight to the point kind of real estate agent. Also, you know our loan was not an easy one and it took a great amount of time and effort. With that being said...we could not thank you enough!!! You stuck around for everything and were always very patient even if we were not. You really helped us. When you saw that we had no help to movie our furniture you came and offered us a hand. Who does that? We loved working with you and after we enjoy our first home for a few years and decide to purchase a new home, guess who we are calling...You!Matt & TyishaWe first met Ed while buying the same house he helped us sell. He has been nothing but a professional and a no nonsense kind of guy. We much appreciate how he tells you exactly like it is and nowadays that’s what you need to stay focus and face the realities of the current market. It was refreshing to know that Ed showed that genuine care and concern. He told us exactly what we were getting ourselves into before hand and what options were there for our benefit. We would like to believe that was the reason our home sold so quickly. Kudos to one of the best agents we have ever worked with. After a buy and a sell with him we like to consider Ed a friend, he was always a phone call away and if we needed him to come over for whatever reason he was there as soon as he could. There are plenty of agents out there but Ed for sure has shown us that he is one of the best in Hampton Roads.Orestes Cancel and Zamya LassalacancelEd's the best!! He sold my last house and found my new one. He sold my old house in 2 days!! Ed called around right when we listed it and happened to know a realitor with a interested client. 2 days later we had a contract. In purchasing a new home we were very particular and Ed was sooo patient. He never pushed us and met us ON TIME at all 40-50 homes we looked at. Ultimatly we ended up with the house of our dreams and we owe it all to Ed.Travis MarlEd Graybill was a referall from my local Realtor as I did not have an contacts in the Virgina Beach Area. I lucked out, plain and simple. Ed is one of the most professional, honest, and upfront realtors that I have met. he worked hard for me and went above and beyond what he had to do for me. I was an out of state seller and was worried about how I was going to accomplish simple things such as getting the grass cut at my property. Ed took care of me and the selling of my property with even a second thought. I won't hesitate to use him and his services or refer him to anyone coming to the Virginia Beach area in the future. You just can't go wrong with Ed working for you. Demetrius Huddleston, Savannah GADemetrius HuddlestonAfter several futile attempts at working with certain realtors in the Hampton Roads VA area in my homebuying quest, I found Ed this past summer and finally the search for a top-notch realtor was over! Ed was very patient, knowledgeable and attentive to my needs, often times thinking outside the box to garner the best results for me. I could not have asked for a better realtor and highly recommend him to anyone looking to buy or sell real estate! I am confident Ed will go out of his way to satify you as a real estate client, just as he did for me. I absolutely love my new home. Thank you, Ed, for all your help!J sMy husband and I were referred to Ed Graybill through family. We couldn't have asked for a better realtor. At the time, we live in San Diego, California moving into the Hampton Roads area. The thought of trying to buy a house 3,000 miles away with a certain deadline was crazy. But with his expertice and his willing to work with us was beyond amazing. He communicated with us by email and by phone. If we had ANY questions (even the silly ones) he was ALWAYS there with an answer. We had him searching high & low/here & there and he was willing to show us all the houses that we were interested in. Without his help who knows where we would be and how long it would have taken. We are extememly grateful for everything Ed has done for us. If you are looking for a realtor that will work with you & is very personable give Ed Graybill a call. Sincerely, Tymond & LeAnn BrownLeann BrownEd Graybill is one of the finest and most dedicated realtors that we have met in our entire lives. From the beginning Ed emailed us homes within our desired specifications. It was amazing to finally meet someone who really took an interest since, me and Steve’s search already went through 6 frustrating months with other local realtors. All the property and changes me and Steven went through and there was Ed still faithful to our desires, answering our questions, going out to look at homes at various times. NortonLauren NortonMy wife and I have known Ed Graybill for well over one decade as a neighbor and casual friend. When we decided to put our home on the market, based on our interaction with Ed who alway displayed himself in a professional manner, we felt he would be the ideal real estate agent to represent us in selling our house. Ed's diligent pursuit in sale of our house was the best my wife and I have ever experienced. We bought and sold three houses before and there was no comparsion. Ed is the best and we highly recommend him to anyone who wants to sell their home.William CupperI live in NJ and looking to get an investment property in VA Beach. I have worked with other agents for more than a year but was not able to get sufficient information in order to get a visit the qualified list in one weekend. I was about to give up until I worked with Ed. Ed has worked very efficiently in two weeks and came up with the list that fall into my sweat spot. He spent time with me for the weekend where I have to drive from NJ to VA Beach, he event made himself available for exception request to visit the properties. We it on three different properties that did not work out and landed with the last one I bought. After we got the property, he even helped us to keep an eye on the property because we are remote. He landed us the tools to maintain the yard. Hired the inspector to inspect the house and watch the roof leak etc ... I strongly recommend Ed for his working attitude, always made himself available and help on every request we made. You will not regret to working with him.Hwng-yi WangEd helped me to search for a investment house. I lived in NJ looked for an investment property in VA Beach. I have worked with other agents for more than a year and I could not get enough information to find a property that fit in my need. Ed was the last agent I worked with and he i a very short time to help me come up with a list of candidates and worked with my schedule to visit the properties in one day or two. And all the followup work while I am in NJ and he provide information for me. Ed really made a great efforts to help me to go through the bidding process. Never gave me hard time if I want to find a id cheaper property. Even we lost bid two times he continue to provide all the updates of the properties, and we have purchased a townhouse after three months. I strongly recommend Ed to be your agent, he will understand your need and give you the honest opinion and work hard to help you find your ideal property.Hwng-yi WangEd is a knowledgable professional, well rounded and intimately familiar with the area, the market, contractors, and business professionals. During my recent home search, he was there without question providing valuable guidance and support for myself and my family throughout the whole process. We are enjoying our new home and have Ed to thank for that.Andrew LevyMy husband and I were first time home buyers and were 100% brand new to the process. We were very very blessed to have found Ed online. It's so incredible how good he was to us. Here are some examples. We are military, which he is retired so that was nice because he totally understood all the inconveniences of moving with the military and how things can change like when we moved 6 weeks later than orders said due to my husband making chief. He emailed us telling us that he was planning a vacation but wanted to plan it around our arrival because we wanted to hit the ground running since you only have 5 days in a hotel then it's on our dime. At the time we were living in Guam and were moving to Virginia which was a foreign place to us so we had no idea about schools, neighborhoods, crime, miles to work, etc. this didn't matter because not only did Ed give us great resources but he answered any and all emails promptly. For about 5 months before the move he answered all my "I don't understand" questions to "Ed, this house is beautiful. Is the neighborhood good". With the house I'm thinking of, in particular, the answer was something close to "this neighborhood is not one I would recommend" point taken. Then after looking at the crime and school test scores I totally understood. When we got to virginia we spent two days looking at every single house we wanted to and found our dream home the second day. The offer was placed that night, countered, accepted. We had or home!! It took exactly 1 month from the day we landed until the day of closing for our va loan and every thing else to be taken care of Because Ed is so diligent and takes such great care of his home buyers. (This was during the govt shut down even when we needed the irs to be open) With that in mind, if he recommends deb Bruno or Molly to you to take care of the other items in closing a house, trust him. He has established great working relationships with these vey talented people and they are there to serve you. When we sell our home someday Ed WILL be the one to take care of us once again. I trust him because he was honest, upfront, and hard working. What more could you want? We are extremely happy with Ed's services and would only go to him for all of our future home buying/selling needs.Terra ChristensenEd Graybill is a Realtor who will go the extra mile for his client's satisfaction and making a home search easier. When my wife and I originally started our search for a house we signed up with another agent who was not looking out for our best interest. We were lucky to find Ed! He was great and never got tired of looking at houses with us. We finally found the a great house to buy! Very Satisfied Clients, Stephen & IrisStephen and IrisYou will have a person who looks after your best interests if you enlist Ed Graybill as your agent. Ed guided me through the process of scouting through homes I could rehab. I felt like Ed was partnering up with me in this first home purchase because of his outstanding follow up and knowledgeable input. He also kept my objectives foremost and focused on moving my house hunting project forward. We looked through several options and after selecting one, I had emergency gallbladder surgery during the closing. Ed came to the hospital to handle the paperwork so we could meet the closing deadline. (He listened to my entire medical emergency also! He's a great listener.) Yesterday, I moved in to that house. This morning I woke up to the sound of the wind blowing through the treetops. I recognized the sound from my granddad's home by the river. I had not heard that while living in these high rise apartments. I looked out on the street - a young boy was concentrating on balancing on his scooter as he motored slowly around the curve. Not only did Ed close the deal within my budget, he helped me find the home I wished for. Thank you Ed for your support, advice and friendship! He is are a gem!Janet BurnsA co-worker of mine recommended Ed when I told him my wife and I were going to be buying a home. Working with him has been a positive experience. We found a house we were interested in the first day we started looking at houses with him and after some tough negotiations Ed was able to get our contract excepted. When some issues came up with our loan he proved to be really invaluable when dealing with our lender. He called them and provided documentation that we had no idea how to get to allow us to use excess seller concessions to pay off some credit card debt that we had. We used a VA loan that did not require a down payment, plus Ed negotiated for the seller to pay all our closing costs and an extra $2,900 that applied towards our credit card debt. It was great being able to move into a house with no money out of pocket and to have some of our debt paid. Ed was with us from the beginning to the end of the process and he was always in contact keeping us up-to-date on where we were in the process. We would recommend Ed to anyone buying or selling their house.Brandon HallWe are small scale investors who buy investment properties, fix them up and sell them for profit. We meet Ed when we purchased one of the houses that his company had listed for sale. We were so taken with his professionalism that after we completed all the repairs on the house we bought we called Ed to list the property for sale for us. He did a lot of advertising to get our listing in front of as many potential buyers as possible and he had also scheduled an open house. He never had to actually hold that open house because all of the advertising he did paid off. We had an acceptable buyer offer in two days from the day we had listed it. Ed kept us informed on the transaction from that point on, he attended all the inspections that the buyer scheduled to represent our best interests. He was always very respondent to our phone calls and we had a successful closing. We are now asking Ed to help us find another property to purchase for our company to flip.James Sutton

I'm happy any time I can help another service member and his/her family find a house they can be proud to call home. Don't worry about obtaining your VA Eligibility over the web or direct from VA. Any lender doing VA loans can get that for you these days and are happy to do so. Your first step though should be to contact a lender to get your pre-approval. This is very important so that you know what price range you should be looking in. You don't want to look at $200,000 homes and later find out that you'll only qualify for $180,000! I work with a lender frequently who has been in the business for over 18 years. She knows what she's doing and she's very customer service oriented. If you would like her contact info, email/call me and I'll send it to you. I'll also need to know what type of home you are looking for and where specifically you might want to live (Va Beach, Ches, Norf)? The more specific the better so I can get a search set up for you that will match what you want. I look forward to hearing from you!Answered: Dec 2, 2010Mason, This listing was actually withdrwn from the market today. However, it is a bank owned property and I'm assuming it will come back on the marklet eventually. The seller may be in the process of switching listing agents.
