There are however landlords that understand the lack of credit or the reasons for a bad credit score such as medical bills and who may be more lenient, you might also consider a co-signator that would guarantee your payement of rent until you are able to establish credit and references.Answered: Jun 14, 2012Please also give me an idea of whether you are looking for a rental or purchase and the number of bedrooms you need.Answered: Jun 14, 2012I cover the counties around and including Albemarle, and have some great listings under 140k .... but I also have a rental that will be listed soon that is only $650 and convenient to C'ville. VA is a VERY tolerant loan program in that they go to the farthest edge to help our veterans. The biggest concern with something like this is the potential treat of liens or judgements clouding the potential future title of the home this vet would purchase. I would recommend having this client give me a call so I can assist and get the necessary info so I can call my Veterans Administration counselor to see if they could work through this judgement. Please call or e mail me and I will give you SLS' tel number where you will get the accurate info and help you need!Answered: Sep 15, 2011An FHA loan requires 3.5% down, a Rural Development will give 100% and you may be able to negotiate your closing costs be paid for by the seller. As mentioned already, you need to have credit. For a bank to lend they want to judge the credit risk. If you have been paying rent monthly that is considered, car payements, even long standing payments on medical bills. You need to have letters proving that you have paid on time and for a 2 year period. To answer the question of the loan amount that you are qualified for I would refer you to my financial advisor who will look at your credit score and discuss with you your financial situation and goals. More information is needed! Don't forget that home owners insurance, taxes, PMI need to be factored in. Rates are at a 50 year low, 3.33% on a 15 yr! So call today - this is the best time to buy. e mail me for his number.Answered: Sep 15, 2011In answer to: How do I sort rental properties by those who allow dogs?Search engines are great - but people make the difference, a good agent in the area you are looking will know the properties and what will be a good fit for you. As always, e mail if I can be of further help.Answered: Sep 15, 2011The original tax credit program expired last year however there are a number of other programs to enable you to purchase with 0 down. I would love to refer you to my financial whiz who can give you a full run down on what your income/credit score/employment (teachers/firefighters for example can get assistance from certain programs) would enable you to do. Just shoot me an e mail or call. Be prepared to pay 1st and last month rent up front, have your references and they will run a credit report for which there is a small fee.Answered: Aug 12, 2011My suggestions are to call a Realtor, look online, look in the local papers. There are several rental sites, Craigs List being the most popular.Answered: Aug 5, 2011Beware of ads for companies that charge you for forclosure lists, you will end up paying and the information is often not complete and/or accurate. You are much better served by calling an agent and asking them directly how many foreclosures they have listed/sold. If you decide you would like to work with this agent then they will provide you with the accurate information on listings in the areas you are interested in and then schedule a time to show you the ones that most interest you.Answered: Aug 5, 2011Another thought on this.. Call Tucker,Griffin,Barnes P.C.in C'Ville. They are handling alot of the negotiating on the short sales with the banks for me. They would definately be a good source for you to contact for information. William D Tucker, IIIAnswered: Jul 31, 2011In answer to: Do you allow pets? This property was rented quite some time ago. If you need help finding current listings I would suggest contacting a Realtor. There are 2 more on Cherry Avenue for rent and often pets are on a case by case basis, so would need to know what type of pet(s) you have.Answered: Jul 27, 2011I might add that if you are looking for foreclosures in Charlottesville alone and you are not finding the type of home you like, I would strongly suggest looking at Greene Co. and Madison Co and parts of western Orange Co.Louisa and Fluvanna (30- minutes Cville) FionaAnswered: Jul 27, 2011This forum is not for self promotion, but there is an SFR designation for those agents that have experience and have taken the specific courses in representing buyers as well as sellers in the foreclosure and shortsale market. I show my clients properties from Culpeper to Wintergreen. As a buyer of foreclosures you should just be prepared - there may be a longer wait, there may be issues where the house wll not appraise for the loan due to condition, the bank will not do the suggested repairs, and much more... Would love to help .FionaAnswered: Jul 27, 2011One other option which I should mention is house swapping. There are various websites that deal in these. If someone was going to be working in Fredricksburg or C/ville they might be interested in the house swap. Fiona in MadisonAnswered: Jul 27, 2011I would recommend the short sale. Also, you might look into renting in Stafford with the option to purchase at a specific time at the agreed upon price. This is more commonly accepted now when there are sellers that are downsizing and that do not want to purchase a home. Best of luck, Fiona (Madison VA)Answered: Jul 13, 2011Of course - Craigs List is great, but beware! Do not reply to these emails and never give out any of your information.Answered: Jul 13, 2011The owner makes the decision at what price to list the home. This is after a careful analysis of the competition, the other factors which may affect the price/demand, and of course what has sold in your market area which is a comparable property. Your Realtor will provide you with this market analysis and usually give you a range that they feel would be right for your property. This market is in a state of flux, one month we are getting multiple offers, the next is slow -- my best advice is to be as competitive as you can with your price and don't miss that buyer that may be there now - and gone tomorrow.Answered: Jul 13, 2011You should also call the office that you are registered with for Section 8 because many people renting a home will go directly to them to have it assessed for rental value and that it meets certain standards. They recommend tenants to the landlord. Again, call a Realtor for further assistance.Answered: Jul 13, 2011Yes, I suggest the easiest and best way would be to contact an agent in Waynesboro. They can search all foreclosures, they have more accurate information and can send you all listings as they become active.not new construction, see info I provided. Price and Terms are always negotiable. We may not give the web link here but you should just Google Eagles Landing, Charlottesville and you will see more photos etc.$115k for this short sale is in line with sale comps, however very nearby is this listing with same conveniences and same sq. ft. It is also a short sale so make an appointment with an agent to view it and then make an informed and reasonable offer.
