Our best service is we walk with buyers from the day we meet until the day we close--and after to help with any challenges along the way. If your credit score is in the 700's, you should be able to qualify for the USDA 100% Rural Development Loan--not in Gwinnett, Dekalb, or Fulton, but in the outlying counties. In addition, there are home grants for first time buyers in Gwinnett and Dekalb that will handle most of your downpayment. Most sellers, including HUD, will pay a major portion of your closing costs. If you will call me or email me directly, I will give you the names and numbers of some loan officers that I work with and have faith in. I look forward to talking with you soon. I guarantee you dedicated service without pressure--that hasd been my motto for 18+ years in real estate sales in Northeast Atlanta.
I would suggest strongly that you look at Northeast Atlanta if this is conveient to your job. Call me if I can help you in any way. I am a lifelong resident of Northeast Atlanta.
Most banks use realtors exclusively. Most will not sell directly with the public. If I can help you, please contact me.
You have the possibility of buying a house now in your name only if your credit is good and you have a dependable job. Call me if you would like to talk to me.
I wsould suggest you read the book 7 Steps to 720 by Tirone. You can also find info on the web by this author.
Could you please tell me what city or county in metro Atlanta you are most interested in? The prices can vary significantly based on location.
WHAT AREA OF TOWN ARE YOU LOOKING FOR? THANKS! FREIDA KNIGHT
I have a great loan officer that can help you. Your husband's score may be too low for her to help him. Do you have enough income to buy a house on your own? If you do, you could possibly qualify for a no down payment loan. With house prices much lower than they were 4 years ago and interest rates around 4%, it's amazing how low that payment can be.
If you will contact me, I will be happy to give you the name and phone number of a loan officer who does lots of first time buyer loans. She is excellent.
What area of Atlanta are you looking for and what kind of house? I'd love to help you. Freida Knight 1st Knight Realty
There are many ways to get a great deal in this market place in North Atlanta and my opinion is you have to make that decision on a case-by-case situation. I am showing one tomorrow that is listed at $ 52,000 and it is 4 years old. Down the street is a similar one for $ 84,000. Both of these are foreclosures. If you select a buyer's agent to represent you and show you several properties, you will know when you find the right one--and what the right price is. A good buyer's agent can tell you what the house sold for last and maybe more important what other houses in the area sold for. It can look like a great deal on the surface, and not be so great when you consider these factors. A good buyer's agent is "worth their weight in gold" especially in this market.
It depends on what the situation is. Did you lose a job, experience a death in your immediate family, or other major problems? I know a person in the credit repair business who could probably help you a lot. Call me.
