Mandy is a "Get 'Er Done" Gal...she gives 110%...Wonderful to work with!!! Rhonda GroveMandy HerringMandy Herring of Century 21 has helped me to complete the short sale this week. Thank you. It took us approximately 4 - 5 months and a lot of patience. I came to Mandy to do short sale on my house. She clearly explained what needed to be done. We did the hardship letter on the second day and other paper works within an hour and we filed our case. With Mandy's hard working and her accuracy on the market price range, I got my first offer on the house after two weeks listing. When the offer was submitted to the Mortgage Lender, I waited for 2 months first to get a negotiator from the Mortgage Lender assigned to the case (4-5 weeks) and then to review the case ( another 3-4 weeks). During this waiting period it was tough because I impatiently waited to hear back from the negotiator for the offer approval and at the same time I constantly worried the buyer would walk out from the deal due to a long wait. And it happened in my case. My first buyer walked out from the deal as soon as I got approval from my Mortgage lender. So we started listing the house again but this time we knew it would be faster because the Mortgage Lender agreed with the first offer and all we have to do is to find another buyer that made the same offer. I was very glad that Mandy priced the house so accurately that I got the 2nd offer in a couple days for the same amount. Mandy issued the addendum to the first offer to the lender and we could close the deal within 30 days. My house was recorded under the new owner on August, 22, 2008. I was very happy. One important factor that triggered my decision to approach short sale is my hope to be able to buy another house after 2 years which I knew Foreclosure will not give me that option. Short sale takes time and patience. If you decide to do short sale and you have the patience, I would highly recommend the wonderful Mandy Herring who has the experience, the patience and most of all the kindness to take you through the process. *** Keep up your house nicely during this process. Your agent helps you with the paper work, the procedure....you make sure your house is ready at all time to sale. Viet Bui.Mandy Herring

A good realtor will sit down with you and evaluate your needs and explain it all to you. He or She will give a list of lenders that are trustworthy. I always suggest that you don't look at property until your lender tells you what you can afford. Your realtor can send you daily listings that match your criteria and price range. Then choose two or three and go view. Viewing too many can be confusing and you will forget what you saw. You can eliminate the ones you don't like from the listings you are sent.Answered: Jun 19, 2011There are many properties in Madera Ranchos. Just need to know if they are zoned for horses. New on Our BlogThe 8 Most Popular Hipster Cities Where Young People Are Calling Home Bobbie Preston It’s Hip to Be Where? Hipsterism is an odd cultural phenomenon, in that one of the prerequisites for membership in the club is to vehemently deny said membership. So, how can you find out which cities are the most “hipster?” You can’t conduct a hipster survey, as legit hipsters would never deign to participate in such a thing. Instead, you have to comb the data for telltale signs of hipsterdom: things like a young, college educated populace; robust arts and music scenes; and a high per-capita concentration of independent coffee shops, yoga studios, record stores, microbreweries, and farmer’s markets. It’s also a good idea to find out where recent college grads are planning on moving. So which cities in the country are known for being the hippest? Seattle, Washington Seattle has been hipster since hipster was grunge. OK, you could argue that the two are not the same thing, and you’d be right, but there’s definitely more than a little ‘90s influence in the average hipster ensemble. Seattle has it all: great coffee, a youthful and highly educated populace, an inspired culinary scene, and an artistic community that’s been keeping it weird since 1985. Denver, Colorado On the surface, Denver doesn’t look like a hipster enclave. But check out neighborhoods like LoHi, South Broadway, and River North, and you’ll get the picture pretty quickly. There are plenty of cool little enclaves in the Mile High City, not to mention legal marijuana, left-of-center politics, and facial hair… lots of it. Austin, Texas Austin, Texas is home to the annual SXSW festival, one of the coolest music, film, and interactive extravaganzas in the country. There are more quirky food trucks than you can shake a stick at, and perhaps more importantly, it seems like everyone in Austin is some type of artist. Don’t be surprised if you hear things like “Well, I’m a doctor, but that’s just my day job. I’m really more of a collage artist.” Asheville, North Carolina Like Seattle, Asheville is a place with hipster street cred that dates back to the mid ‘80s. It’s full of independent bookshops, vintage clothiers, and brewpubs. It’s not trying to be cool; it just is cool. Asheville seems a bit like Austin’s little brother, smaller but less self-conscious. Oakland, California We all know San Francisco is cool – it was basically the birthplace of the whole counterculture movement. It’s also become one of the most expensive places to live, which is why savvy hipsters have been relocating to Oakland now for years. What’s not to like? Oakland has some of the best farm-to-fork food in the country, and there are plenty of art galleries, live music venues, and old-fashioned barbershops. It’s kind of like the Brooklyn of the West. Portland, Oregon Portland, Oregon has long been known as a hipster enclave, but it’s really blown up over the past ten years. Some locals say that’s not necessarily a good thing, as formerly affordable blue-collar neighborhoods are razed to make way for high-rent condos every week, it seems.
