I have now been in my house for one Year!!! I have to personally thank Maurice for putting up with me during my house buying adventure. Due to certain circumstances the amount I was approved for dropped multiple times during the one year process of looking for a home but Maurice kept looking for house to meet my financials qualifications. HE also advised me of houses to steer clear of. My deal fell through and I ended up having to wait another year before I could look at houses again. I called up Maurice a year later and he was right back assisting me. I point this out because he did not have to take my call or spend the time I required to help me a 1st time home buyer. He did not have to take the time to educate me on the detailed process of buying a home. Needless to say my family is thankful and I am RENT FREE sitting on an acre!! Not matter what obstacles you may face be patient, be prescient and use Maurice Hill as your agent!

Please accept this as my personal endorsement for Maurice C. Hill. I received a personal recommendation from a friend to consider using Mr. Hill services. I selected Maurice C. Hill of Solid Source Realty as my real estate agent after resourcing with two previous alternate options. I found the process of working with Maurice to be extraordinary in every way. Maurice is very personable, professional and straightforward. He takes his work very seriously and is passionate about providing outstanding service to his clients. We went out on our first house viewing on a Friday (in which I placed a bid on it). The next day we went out on the second viewing (I would have placed a bid but it was a short sell) . However, after viewing both properties I was ecstatic to know that he understood my vision of what I wanted in a house. A week later Maurice informed me of another property that was recently placed on the market. With no time to lose, I rushed to view the property and I am happy to say that it is now my new home! As Maurice was proactively working on my behalf he continuously remain in communication via email, calls or text messages. He exemplified the ideal of what I expected in a real estate agent. In short, the over-all significance Maurice brought to my house search experience far exceeded my expectations and I am totally impressed. He’s very knowledgeable and well-rounded about his work. In addition to Maurice’s professionalism, he is a man of many trades! He found time out of his schedule to help me with a simple issue with my sink faucet. His overall passion and effectiveness at his job are enhanced by his character and truthfulness. I would highly recommend Maurice C. Hill of Solid Source Realty to anyone looking for quick resolve, ethical, professional, committed and an effective Real Estate Agent. Sincerest thanks, P. Broadnax
Where do I begin?!?!?i was referred to Mr. Hill by a coworker who spoke very highly of him and his craft! I contacted Mr. Hill and let me just say, he blew me away!!!! Very professional, passionate, and knowledgable about his profession!!!! I would most certainly refer Mr. Hill to anyone that is in the market for purchasing or renting a home.
This is my first time buying a house. I'm pretty good at listening and learning from other people's stories on buying a home, but nothing really prepares you for your own experience except EXPERIENCE doing so. I heard many horror stories about the difficulties in purchasing a new house (especially going VA), I wasn't really sure what to expect. My first realtor was elderly. She only seemed interested in selling me a house and never really grasped the fact that I was a first time buyer and I had no real clue on what kind of questions to ask her and she never volunteered any information. I quickly realized that I was going no where fast in that situation. So when I met Maurice, one of the first things I noticed is that he had a completely different approach, which in turn instilled in me a new found excitement. Maurice immediately began to educate me on the whole home buying experience, and I knew that I had the right professional in my corner. Now less than 6 months of working with and learning from Maurice, I'm now in the position of closing on my first home in about a week from today . Maurice has made this a tremendous learning experience and I've enjoyed it every step of the way. I'd like to thank you for your time, patience, dedication and professionalism, and I would highly recommend Maurice Hill to anyone in the market to buy or sell a home.
I wanted to take this time out to say how grateful I am I was referred to Maurice. I was so pleased with his customer service and knowledge about every step of the home buying process, even when I transitioned over to the home building process, Maurice was still spot on when it came to informing me of everything I needed and wanted to know. I had dealt with other realtors in the past who were not proactive at all when it came to responding to call or emails, however Maurice was very prompt in his response which made me feel my business mattered to him. With me traveling so much for work and not being home to view properties, Maurice took the initiative to go to the homes I was interested in and not only inspect them but also took videos of the house inside and out, even going as far as taking a video the subdivision as he exited, so that I could see how well the HOA and other home owners kept the property ground. This is something that sold me on is work ethic and level of service. Whether you are in or out of state if you are looking to purchase a home in Georgia, Maurice will make sure the process goes as smoothly and stress free as he possibly can. I am so elated that my first home buying experience was with someone with this caliber of knowledge and compassion for what he does. It clearly shows in his interactions with his clients. With the Greatest Appreciation and Gratitude, I thank you so much for making my first time Home buying/building experience a great one. The Happiest First time future home owner ever!!!!!!!!!
It is absolutely my pleasure to do this endorsement for Mr. Hill. I met Mr. Hill through a mutual friend of my daughter in mid December 2015. I was in desperate need to relocate from my condominium in Miami Florida to Georgia to be near my grandkids. I gave Mr. Hill a tentative moving date of late December he tried vigorously to make that happen notwithstanding the in possibilities of such a short notice. Mr. Hill did not waste anytime getting the ball rolling in this deal even through the holiday season nevertheless the whole deal was process in less than one month which I found to be remarkable. Mr. Hill no doubt knows his profession and love it, Mr. Hill was always on time never late and gave me excellent advice throughout the process. There is no doubt I would recommend him to anyone in need of a home. I am absolutely grateful that I met a man with such professionalism as Mr. Hill. Ernest M. Daniels

As I was contemplating looking for a new house I overheard a co-worker talking about how happy he was with his new home. I started talking to him about it and mentioned I was thinking about getting out of my apartment and buying my first house. He said I had to talk to "his guy". I'm so glad I took his advice. I called Maurice the next day and we met up that afternoon. After telling Maurice what I was looking for (price range, neighborhood, work convenience) he started sending me listings that evening! Not only was he very accommodating to my schedule when it came to going out and looking at houses, he was honest when it came to behind the scenes home buying tips and advice, making sure I wasn't just buying what I thought looked nice but would eventually end up causing me headaches and costing me more money once I moved in. Maurice helped me find the perfect home for my needs in a nice quiet neighborhood. Anytime I hear somebody talking about purchasing a home, I tell them they need to see "my guy", Maurice Hill.
Maurice Hill's quality service and thorough knowledge of the industry made my first time home buying experience amazing. He was ALWAYS available to look at status of homes that I was interested in. He even showed up on the spot to show me homes that were available. I wouldn't trade my experience for anything. We closed really fast because of his phenomenal service!
Maurice Hill is an excellent Real Estate Agent. His expertise in the Real Estate Market is outstanding. He has been able to provide outstanding results with not only myself, but serveral people that I have referred to him as well.
I have enjoyed working with Maurice Hill. He is knowledgeable and thorough. There were no surprises. He sold us our home in Ellenwood, GA. Maurice had shown my husband a home he fell in love with. When I got off from work I was able to see the home as well. We put in an offer that day. Our offer was accepted. Our experience was very positive. I have referred co –workers who also purchase a home using Maurice Hill. He is also very knowledgeable on leases. I highly recommend his services. Dee White in Ellenwood
I chose to work with Mr. Hill because he is very knowledgeable. He knows all there is to know about real estate. I was very impressed with his professionalism. I would gladly recommend him to any friend or family member. I was highly satisfied with my experience with Mr. Hill.
I would like to take the time to thank Maurice Hill for his dedication in helping me find the right home for me. He is kind and considerate of others, I can't wait to close on my 5 Br/4 ba home. Thanks Mr. Hill I could not have done it without you. Sincerely, Josie Souder.
Maurice is simply a top Realtor. He's very knowledgeable in all phases of real estate.
Maurice was excellent! I have a busy schedule, I work 2 jobs and my availability to view properties was very limited. Maurice accommodated my busy schedule to view several properties until I found the one that met all my preferences. Maurice is extremely knowledgeable about the home buying process and answered all of my questions, and as a first time home buyer I had A LOT of questions. Maurice was always professional and patient despite the many obstacles throughout the whole selection, financing and purchasing process. I'd highly recommend Maurice as a realtor for both the first time home buyer and the buyer who has purchased several homes before. It was a pleasure working with him.

Mr. Hill, has made a dream come true for me and my family. Mr. Hill was introduced to us by a previous home owner, that Mr. Hill helped. He assured us that Mr. Hill will be there until the end and that he did!! I can literally write a book on how smooth he made this process. He made my husband and I feel very comfortable. I seen how other agents dealt with there clients and I thanked God how BLESSED we were to have Mr. Hill as our agent. He was there through every process, even on the day of our closing. Even when Mr. Hill was out of the country on vacation it was like he was still in town. He communicated with us when we needed him. Mr. Hill even had two agents working on his behalf. Glad he did because we waited to place a bid on a home that we saw and I called one of the agents and he was able to do it ASAP.. Even though we lost that bid. We still ended up getting a house me and my family LOVE!!! If anyone is looking for a hard, genuine and honest person Mr. Hill is the person for the job (hands down).. Thanks Mr. Hill from the bottom of our heart for helping us fall in the American dream... The Gregoire/Travis Family.... Denesha Gregoire Travis
Hello, my name is Morris Gordon. Mr. Hill is one of the best real estate agents that I have ever had the opportunity to work with. His level of real estate knowledge is exceptional and he is a kind, intelligent man. We were looking for a home around Gwinnett and Dekalb counties in Georgia. I saw a home online that I thought was a deal too good to be true. I requested to visit the house and Mr. Hill contacted me about it. He sound very professional and we planned to meet at the subjected house referenced online. When we met at the particular location, for the house for sale, Mr. Hill showed us why the house was a good deal in contrast to what I previously thought. The house looked good from the outside, however, the basement had so much mold that it would have been very expensive to remove. There were also mechanical and structural issues with the house that would have been major problems. We were so impressed by Mr. Hill's knowledge, during that meeting at that house, that we decided that he would be the best person to help us acquire the home that we were looking for. After that, we told Mr. Hill the type of home we were looking for, and it was not long before we were shown the beautiful house that we currently live in today. Mr. Hill knew exactly the type of home we were looking for and he didn't waste our time showing us just houses that were nice but did not meet our requirements. After Mr. Hill showed us our new home, he made sure to help us through the entire process of acquiring the home. I would now always be looking forward to accessing Mr. Hill for any, and all real estate related business in Georgia. Mr. Maurice Hill is very professional, knowledgeable, thoughtful, patient, insightful and a genuinely good person. It was a pleasure to work with him. I will definitely recommend him to my friends, family or anyone I know who needs real estate assistance.
I started working with Maurice when I inquired about a property on Homes.com. He was professional, knowledgeable, and attentive. He always answered my calls, listened to my concerns and found solutions. I would highly recommend him to a first-time buyer or even an investor like myself.
Maurice Hill gave me a good first impression from talking on the phone to meeting in person when he showed the first home to me. He is very helpful and informative on information you ask him about a particular home and also on information dealing with the housing market in general. I would higly recommend him to family and friends in the future that are considering buying a home.

Have you considered hiring a property management company and renting the home to a tenant? One well-publicized consequence of the housing recession has been a decline in the homeownership rate throughout the country. Falling house prices, job losses, increased foreclosures, and tightened consumer mortgage credit have all contributed to this trend. Not only has this led to an increase in the rate of rentership overall, it has contributed to a marked increase in the role of single-family rental units. According to the U.S. Census Bureau's American Community Survey (ACS), from 2005 to 2010 single-family rental units as a share of the renter-occupied stock grew from 30.8 percent to 33.5 percent, which was the largest increase among all rental property types. You may have a good chance at making a profit off of the property on a monthly basis rather than walking away from it.

A credit score is essentially a representation of your ability and willingness to repay debt. Rather than cite a specific score, VA simply wants Veterans to be a “satisfactory credit risk” in order to utilize this program. But lenders go a step further and require that borrowers meet or exceed credit benchmarks. This type of additional requirement is known as an “overlay” and helps lenders better manage their risk. Right now, most VA lenders are generally looking for a score of at least 620. That’s well below what Veterans will typically need to satisfy conventional and even FHA lenders.

There is a lot of talk about foreclosures these days. Foreclosures are real estate owned, REO or bank-owned properties, and they have the potential to offer an affordable option to the right buyers. Most banks that provide home loans to consumers typically have a web portal for their foreclosures that allow you to search for homes by city. If you know the name of the bank you may be able to recognize the home after searching by city.

Hi Simpson, I am also a Veteran! Have you considered applying for a VA Specially Adaptive Housing Grant for Disabled Veterans and Wounded Warriors? VA Provides grants to Veterans and Servicemembers with certain permanent and total service-connected disabilities to help purchase or construct an adapted home, or modify an existing home to accommodate a disability. Two grant programs exist: the Specially Adapted Housing (SAH) grant and the Special Housing Adaptation (SHA) grant. The homes must undergo a VA appraisal and meet VA Minimum Property Requirements (MPRs) which provide general acceptability criteria for properties to ensure Veterans are moving into a safe, sound and sanitary home.

Section 203(k) fills a unique and important need for homebuyers. When buying a house that needs repair or modernization, homebuyers usually have to follow a complicated and costly process. The interim acquisition and improvement loans often have relatively high interest rates, short repayment terms and a balloon payment. However, Section 203(k) offers a solution that helps both borrowers and lenders, insuring a single, long term, fixed or adjustable rate loan that covers both the acquisition and rehabilitation of a property. Section 203(k) insured loans save borrowers time and money. They also protect the lender by allowing them to have the loan insured even before the condition and value of the property may offer adequate security.

In answer to: How exactly does renting a home work?
How long are the leases? It depends on what is agreed upon between the landlord and tenant. A written lease agreement for longer than one year must describe the leased property clearly and in detail to be valid. Leases for one year or less are not required to contain such a detailed description of the property being leased. A lease which is for a period of more than five years does not normally create a landlord tenant relationship but instead creates an estate for years. An estate for years is taxable and can be recorded with the title to the land in the local court. Do landlords normally accept cosigners? By cosigner I guess you mean a roommate. A roommate might be either a joint tenant or a subtenant, depending upon the terms of the lease or rental agreement. When all roommates sign the lease, each one can be responsible for the full amount of the rent due to the landlord. When a roommate is not listed on the lease and has not signed the lease, the landlord cannot hold him or her responsible for rent under the lease. As far as the landlord is concerned, the persons that signed the lease are his tenants. If you are just living with someone and giving them money to stay there, you are not considered a tenant of the landlord. If you sign the lease then you are a tenant of the landlord and are responsible for getting all of the rent to the landlord, even if you paid your share already. If the landlord does not get all the money, he or she can seek to evict all the tenants listed on the lease.

Qualifying ratios are used to determine if the borrower can reasonably be expected to meet the expenses involved in having a mortgage in addition to other expenses, while providing for his/her family. In order to make this determination, the mortgage lender must calculate the mortgage payment expense to effective income ratio and the total fixed payment to effective income ratio. The relationship of the mortgage payment to income is considered acceptable if the total mortgage payment does not exceed 31% of the gross effective income. Family size is not the primary factor in determining the price of the house that an individual can qualify for. The price of the house that a person can qualify for is primarily determined by your income vs expenses as well as your credit score.

While trying to increase your score, keep in mind that certain information on your credit may count against you when you apply for a mortgage. The following statuses, either open or paid, are considered potentially negative: any missed payments, accounts included in bankruptcies, public record items, collections, creditor received deed, foreclosed, foreclosure proceedings started, claim filed with government, insurance claim filed, paid by creditor, paid in settlement, creditor cannot locate individual, repossession, defaulted on contract, voluntarily surrendered and charge-off. Mortgage lenders will look at your credit history. Lenders use it to obtain a clear profile of your credit history. Personal scores range from 330 to 830. According to Experian, when you request a credit report online, you'll also obtain your credit score, with an analysis of the factors shaping your score. Know what's in your Experian credit report and who's been checking your credit and why. Make sure your credit information is accurate and check your Experian, Equifax and TransUnion reports side-by-side for accuracy.

In order to get the higher middle credit score that is needed for a mortgage, your credit information must be updated by the holder of the debt. Hence, the creditors must update the balances with the credit reporting agencies. That typically happens at the end of the billing cycle in which the payments were received. Usually, it happens in about 30 days. It may happen faster depending on when the debtor updates its records. If you are applying for a mortgage and need accounts updated faster, some companies will respond to a special request for updates, otherwise known as a “rapid rescore.” The mortgage company that you apply for a loan with may be able to pay an additional fee to have someone call and manually update data so that it can be rescored immediately with the new information in your credit history. Any missed payments will have a negative impact on your ability to get credit. It may be time for you to consult with a seasoned loan officer.

Start by reviewing your credit report thoroughly. You should make a list of your unpaid debts and ensure that all the information that appears on your credit report is correct. Each year, you can pull a free copy of your credit report from each of the three credit reporting agencies.
