Rod simply noticed that the area I was searching in and sent me an email asking me how the house hunting was going. I responded to him, saying it was good, but I did not as of yet have an agent and needed some help. Rod told me that he would do anything he could to help me out. I then gave Rod a chance by giving him roughly 10-12 listings that I was interested in. He said "Why dont we go take a look at them?". From April 09-November 09, over a 7 month period Rod and I looked at over 40 homes in the Atlanta area. I was not only very picky with my searching, but also it seemed as though every home we looked at was a forclosure and we were getting "outbid" on several because I didnt want to pay more than the budget I was in, or it turned out some of the homes were not exactly well kept and would not meet "FHA guidlines", etc....Rod taught me alot about home buying and never gave up on me. He was always on time, always thorough, professional and probably put literally 1000 miles on his car, just to help me find a home. After searching for 8 months, we found the house. We went under contract back in December 09 and I was not able to close because of my credit score. Rod came up with the brilliant idea to request a Lease/Purchase from the seller so that I could go ahead and move into/get the house and have some time to get my credit score up and close. This worked! And from what I here it rarely does. I moved into the home on Jan 1st 2010 and began pulling my credit, researching, paying old debts and in a matter of 4months my score came up 30points, all while living in the home I wanted to buy. Rod stayed persistant. I stayed persistant. My main focus was to get the $8,000.00 first time buyer tax credit. I had to close by June 30th 2010. We just closed last thursday on June 24th 2010. We did it!!! I am alos very conscience of every dollar I spend. The most impressive thing about Rod, to me, is the fact that he was able to put himself in my shoes, understand my situation and look at it from my perspective. He explained everything to me, layed it all out and knew exactly what he was talking about. By the time I had closed last week I already had over $13,000.00 tied up in the house in earnest money, etc... I was so stressd about watching every penny I put into this home that I did not even own yet. Like I said, Rod put himself in my shoes, explained every dollar to me, where it was going, how much would come back, etc.... Roderick made sure that ove a 6 month period I did not lose one single penny. Every dollar I spent either went to the home, or came back to me at closing. He was able to get $7,500.00 in concessions from the seller on a $120.000 home. That is impressive. He even came up with ways to have the purchase price reduced by $5,000.00. Getting every dollar out of it we could. And the great part is, he made the sellar happy as well and consistantly kept the sellar informed, up to date. Back in April 2009, this agent simply sent me an email. At first I was skeptical on working with an agent that I had no connection to whatsoever. Rod worked and worked for 14 months with me, and I couldnt be happier. I dont think any other agent could possibly be as committed to his clients. Thanks Rod!
