My husband and I recently moved to Houston from another city. It was a challenging move and there is no way it could have ran as smoothly as it did without the help of our real estate agent Sonal Shal. There were so many hurdles we had to cross and it was because of Sonal's creative solutions and her ability to think outside the box that helped us get into a home that everyone wanted. We owe so much to her and we are very happy with her persistence and helpfulness. We highly recommend using Sonal Shah. If working in the Sugar land market. I would recommend you use Sonal. Ramzy Sabbara - August 5, 2015, Ramzy SabbaraSonal ShahHi my name is Stacey S. My husband shared a review but I also wanted to share my experience as well. Sonal is very energetic and enthusiastic. I didn't know what to expect going into this but she is making selling a home and looking for a new home a fun experience. She is very knowledgeable and offers many suggestions that we didn't even think of it. She goes out of her way to accommodate her clients. I highly recommend Sonal to anyone, she will get the job done with a smile! 6.11.16 posted by Stacey SlaughterSonal ShahWe loved working with Sonal Shah . She was very responsive and very dedicated in helping us get the best home for our situation. We appreciate all the time and effort she gave to us. We also appreciated her opinion and insights on various aspects of the home buying process, especially because we were totally new the process!. In short Excellent Service. Rahim & Sahera MeraniSonal ShahWhen I decided to move to Sugar land, I was in the market for a real estate agent. My friend suggested Sonal Shah. I was bit skeptical as her background was more in to Finance and Mortgage rather than as a real estate agent. I decided to give it a try and it worked out very well for me. My budget was for resale homes. Sonal prepared a list of houses and we started visiting few of them. Sometimes, Sonal will stop by builders’ office for a littler chat. She knows lot of people in the industry. She showed me few new homes and I liked one. It was pricey and out of my range. Sonal kept in touch with the builder, waited till new sales event and negotiated expertly with the builder and got me thousands of dollars of savings and upgrades. Later on I came to know that she also has a professional degree of Certified Negotiation Expert. She not only knows sales people but also knows people higher ups at the corporate level. She keeps in touch with me even during construction, which took about 5-6 months. She has always been on my side in all the discussions with the builder. I never felt she is trying to rush things up. There are thousands of agents who wants to make a quick deal, but Sonal is a different breed. She is very professional and service oriented. Whenever I went with her to see the home, I always felt that she has my best interest in her mind. I would confidently recommend Sonal to my friends for all their real estate needs. Harry Sheth. 09/06/16Sonal ShahHeta Shah said, "Sonal was very knowledgeable and accessible thru out the selling of my home. She spent alot of time with me and explained the process at every step. We worked thru pricing strategies and I felt she had my best interest at heart. She worked very hard on making sure we sold the house at the right price and to the right people. I loved my old house and really wanted to make sure whoever bought my house would love it like I did. Sonal made sure of that. She always answered my calls, questions and concerns. Also with her background from Bank of America, she was also able to help me with numbers when it came to the old house and new house. She really thinks thru each scenario and comes up with the best solution for me. She was there every step of the way. Even with the inspectors for both the homes. I would like to mention that because of Sonal's background with mortgages, she is the reason I am sitting in my new home. We had an obstacle with my new home loan and Sonal had an idea that helped my lending company come up with a solution. Sonal really cares about her clients and that is so evident in how hard she works. She is always smiling and has such a positive attitude. She is honest and will not lead you in the wrong direction. I would highly recommend Sonal to anyone. " Sonal Shah's comment on 03/21/2017: "Thank you. I am so honored for your trust in me. You can do it but it will be like getting a Math degree from a Science teacher. it may cost you more than the commission you will pay and sometimes the lawsuits.Answered: Aug 3, 2017I agree w Lenna. Just because another agent was listing a home, and she knocked on few doors of the neighbor, your word to your friend agent matters. Because she is your friend, she did not have you sign exclusive buyer's representation, does not mean that you are obligated to write a contract w someone who showed you the home. another question to think is that listing agent - did she ask if you were seeing homes prior to this? or that did you have an agent? Please do your due diligence and still change your offer if you can- listing agent has you as a customer and will not disclose all the things except the material things. How will you know what is the fair market value? how will you know after inspection, how much can you negotiate as repairs? Your exclusive agent represents you and has your interest first.Answered: Aug 3, 2017yes- if it is conventional loan you are applying. Lender will ask 12 months proof to prove that mortgage payment was paid by someone else + few more things. it is definitely worth a shot. For a new home LTV restriction may apply.Answered: Jul 31, 2017There is no law that Realtor agent has to check the asset or proof of funds of their client, but I'd definitely make that my responsibility if I am a listing agent to make sure that I talk to the lender , ask for a preapporval or in cash transaction ask for the proof of funds.Answered: Jul 31, 2017Do NOT accept the offer without pre approval from the buyer and I'd recommend you calling the lender also to make sure that have checked all the credit, asset and income papers.Answered: Jul 31, 2017Call Homes. com and they will tell you.Answered: Jul 31, 2017I call the Homes. com and they will tell me if that home is either w auction company or not.Answered: Jul 31, 2017In answer to: My chances of get a mortgage loan on a rental property?until you build your credit and reserve money as liquid asset, your best bet is to find you a hard money lender. Interview them- they will charge you higher interest rate since your credit is not built, but once you buy this home, and make timely payment, your credit will start building. Two years is a good mark, to think about refinancing as you will have your credit built and and you will have a history of managing rental property for two years to go to the traditional bank and get a loan.Answered: Jul 31, 2017yes. make sure and check on MLS what percentage is marked for buyer's agent. sometime I ask Seller's agent more in case they are only giving 1% commission.Answered: Jun 14, 2017In answer to: how do i list my propertyHi Stephanie, Please contact the reputable Realtor in your area and list the home with them. Prove you had an extenuating situation at that one time and write a great letter of explanation about it.Answered: Jun 11, 2016Hi Tana, Your best bet is to talk to the area manager of the builder with the help of your sales manager. If you tell them that this will not be good for their reputation and that you will not be able to refer them anyone- they WILL help if it is within their means. Sometimes, developer has put the conditions on what colors every builder can use so find out if it was miscommunicated to you by the sale person and if it is, I'd recommend you asking them to return your deposit and look for another home OR get a discount, provided you can live with it. Hope I could help....Answered: Jun 2, 2016I would advise the applicant to get a letter from previous landlord or business contacts. Also prove if the bad credit history is from few years ago due to extenuating situation etc. Also offer two month's deposit to give them security of extra month of cushioning. My experience is amazing, when you do this few extra things, and do face to face interview via FaceTime or Skype- your chances of approval goes 95% higher.
