My name is Lindsay Aratari from the blog Aratari At Home! My family and I have been going through the process of selling our current home, and I am so excited to be sharing updates with you along the way.
Our journey selling our home has been filled with both positive and negative experiences. While this will not be everyone’s journey, I wanted to share some of the not-so-often talked about realities in this two-part series.
THE LISTING PROCESS
The listing process was very easy for our family. We decided on pricing, went over the property disclosure paperwork, and which furniture would be included or not included. After going over contracts, signing paperwork, and filling out forms our agent took over the reins and completed the next steps in this process. Since our first step in selling our home went so easily it made this process seem like a breeze!
We decided to fix up a few things around the house to get the most out of our listing price, then it was time to prepare for the open house.
At the very beginning of this process, we made the decision to not have any showings until the open house, which was scheduled for about a week and a half after the house was first listed. Along these lines, we also decided to wait to look at any offers received until a week after the open house to give potential buyers time to determine their offers.
OPEN HOUSES AND SHOWINGS
Our first open house was relatively successful with several potential buyers commenting on how they loved the house. Later that week, we had another interested couple visited the house, unfortunately though, when the date came to look at offers, we did not receive any. The good news was that we weren’t in a rush, so the lack of offers didn’t stress us out too much.
The following week we had a number of showings and while we were hopeful that one of these people would be our buyers, we did not receive any offers from the walk-throughs.
With no offers on the horizon, our agent suggested dropping the price before it had been on the market for thirty days. We agreed to drop the price because our initial price was a bit high as we were testing the market. After dropping the price, we scheduled another open house.
The second open house brought fewer interested buyers than the first and didn’t produce any additional offers.
A couple weeks later, and after receiving feedback that the price was still a bit too high, my husband and I talked about how the showings were going and decided to do another small price drop. With the approval of our agent, we moved forward with lowering the listing price.
Following additional showings, we still received feedback saying the price was too high.
I thought it would be hard to hear the feedback the potential buyers’ agents would give to our agent, but it hasn’t been too hard to hear. The majority of feedback we have received has been some take on this: our yard is small and we have a shared driveway.
Both of these things are kind of out of our control which is frustrating to us because there are so many wonderful parts to our home. We have an above ground pool so our agent suggested getting a quote to see how much it would be to remove the pool and offer that as a credit to potential buyers should they be interested in the removal. While we followed our agent’s advice and got the quote, we are not including that information in the listing, and instead will use it at our disposal should we get additional feedback about the yard being small.
For all of the not-so-fun feedback we’ve received on the home, we also have gotten wonderful news such as the house is in great condition for how old it is (100+ years old!). Throughout the showing process, we’ve had to learn how to balance any negative feedback with positive feedback regarding our home.
