Watch factory condo conversion near public transportation

This former Bulova watch factory is also known as the Queens Landmark, even though it's not actually a landmark and contains few reminders of its past. The five-story structure started as a Bulova watch factory in 1922 and became condos in 1986. The New York Times covered the condo conversion, undertaken by Ralph Wuest of Wuest & Bailey, noting how an exterior clock was removed, while the 20-foot ceilings on the lower floors were halved to create duplexes. Meanwhile, the beige stucco exterior, with its odd angles and varying heights, doesn’t resemble a factory or area residential buildings. The incongruous fifth floor resulted from the architect expanding the mechanical floor. Developer Paul Perlmutter told The Times, “We found 12-to-14-inch ledges of concrete we had to drill through,” adding, “It's built like a fortress.” The other developer, Alex Blau, shared that as far he knew, 62-10 Woodside Ave. was the only industrial building converted to condos in Woodside at the time. “Hopefully the young people will discover us,” he said.

Some units feature duplex layouts with outdoor space

The majority of the 63 apartments are owner-occupied, which is reflected in up-to-date renovations evident in recent sales. It’s not uncommon to find chef’s kitchens with dishwashers, bedrooms with built-in bookshelves, bathrooms with marble vanities, recessed lighting, new HVAC systems or custom closets. However, other units appear unrenovated since the building’s conversion in the ‘80s. Overall, commonalities include high ceilings, wood floors in good condition and larger-than-average rooms. Windows are of average size considering this was a former factory. Quite a few have duplex or triplex layouts with nine-foot ceilings, although the conversion also resulted in awkward layouts. Finding outdoor space, whether terraces or small backyards, is also possible. Apartments range from studios to three-bedrooms, although the majority are one-bedrooms and most studios are rentals with no recent sales. One-bedrooms offer between 675 and 1,500 square feet, with the larger units including two bathrooms. The last one-bedroom sold for $630,000 in 2024. Two-bedrooms are the next most common and span between 955 and 1,700 square feet, with a 2021 sale getting $510,000. There are a small number of three-bedrooms between 1,150 and 1,670 square feet; the last sale in 2020 went for $810,000.

Outdoor parking is included for each unit

The lobby is grandiose, with a chandelier reigning over a dual staircase and a ramp that leads down to the mailbox area and elevator. The fact that packages are left at the foot of the stairs is a bit less grand. The higher prices per square foot here reflect that parking is bundled into the cost. Units come with one assigned spot in the private outdoor lot, and some even include, or offer the option to buy, two spots. Staff consist of a part-time door attendant and live-in super, while the entrance is equipped with a facial recognition system for residents as extra security. Since apartments lack washers/dryers, there’s a small laundry room on every floor and storage units and bike storage in the basement for an extra fee. Pets are allowed, although neighborhood green space is limited to pocket parks.

Long Island Rail Road and 7 train are both a short walk

The condo’s entrance faces busy Woodside Avenue, with a clear view of the Long Island Rail Road tracks. However, it’s a short walk to the Woodside station of the regional train, as well as the elevated 7 train, which reaches Manhattan in about 20 minutes. Businesses congregate on 61st Street and Roosevelt Avenue near the stations, including beauty salons, small grocers, fast food chains and bars. Of these, Donovan’s Pub is one of the oldest and most famous, serving up beer and burgers to regulars. Nearby on Woodside within walking distance of the condo there are major drugstores, Coffee and Social Club for specialty coffees and light fare, Dear Han for cozy cafe vibes, H Mart for a wide variety of Asian goods and Chowk lounge for craft cocktails.

Owning a car is convenient for getting around

Beyond the trains, the Q18 bus stops a block away and goes between Astoria and Maspeth, while the Q32 runs along Roosevelt Avenue between Jackson Heights and Penn Station. Even though this part of Woodside has plenty of public transportation options, many other sections don’t, making car ownership a good option for those who can take advantage of the condo’s parking spots. The building is also near the BQE for access to Manhattan, Brooklyn and LaGuardia Airport, which is just over two miles away. Meanwhile, JFK International Airport is about 13 miles away.

Noise and assessment fee

Train noise might pose an issue for apartments facing the tracks. There’s also a monthly capital improvement assessment in place until July 2025.
