“This building is one of the most iconic in the area,” says Aaron Chiesa, cofounder of The Wise Group at CITY SPHERE. “The limestone facade was recently restored to its original splendor.” Completed in 1913, the historic Beaux Arts condominium features a limestone frontage adorned with bas-relief acroteria and cartouches. According to Chiesa, one of the reasons people love living at 254 PAS — and continue to do so for decades — is because of the excellent services provided by the building’s full-time staff. “It’s a great team that has been there for more than 10 years,” says Chiesa. “When you live here, you feel like you are part of a family.” As a full-service luxury condominium, there is a 24-hour door attendant and porters to help with daily odds and ends. Meanwhile, the limited amenities spaces are housed in the basement, which includes a laundry room with dry cleaning services and a small, basic gym. “If you don’t mind comprising [on] amenities, this building offers glamourous residences with abundant light and space,” says Chiesa.

Situated on Park Avenue South and 20th Street between three of New York’s greatest parks—Union Square, Gramercy Park and Madison Square Park—254 PAS is near green markets, playgrounds, dog parks and green spaces. The area has fancy furniture showrooms, including Design Within Reach, Herman Miller and neighborhood favorite ABC Carpet & Home — beautiful, coveted, extremely pricey home goods.
