As a homeowner, you probably think that your home’s personality is one of its biggest selling points. There is some truth to this, but your home’s personality is in the fixtures, not in your photos. When it comes to selling the home, think of making the home a clean canvas – something that any home buyer can paint themselves on or into.
Remove the Décor, Minimalize the Furniture
You don’t want to have a completely empty home. Empty rooms, it turns out, appear to be smaller than they actually are. Instead, you are going to want one or two key pieces of furniture, with plenty of room to move around them. All the family photos are going to have to come down off the walls: the keyword here is de-personalize. Most walls should be kept blank, as home buyers will want to look for holes or damage, but if a room feel barren, hang up neutral wall art. Think of something you might see in a hotel. Paint the walls warm but neutral colors; a flat bright white is too blank, fire engine red is too busy and loud.
Pack Up the Studio, Move Out Kitty
One of the things homeowners forget about is how the place smells. Living in a place day in and day out, we become accustomed to smells and forget about them, but for the buyer, it will be one of the things they notice first when they walk in the door.
For the time that you are showing the house, it’s best to find other accommodations for the pets, and to get the litter box out of the house as soon as possible. This can apply to the hobby room as well: whether it be woodworking, abstract art, or model trains. Hot glue guns and the smell of paint thinner isn’t going to make selling your home easier. Again, do everything you can to allow a prospective buyer to see themselves living in the home.
Clean the Whole House
Some homeowners attempt to keep all their personal stuff in boxes in the garage, basement, or other storage spaces – but those are spaces that the buyer will also want to see. A garage can be a big part of a home’s sale, so you are going to want to keep the garage and other storage spaces as free and clear as possible. If you can, rent a storage space off-site, and say goodbye to some of your stuff for a few weeks. You’ll probably find there are some things you didn’t notice were gone, and may even end up selling them.
Hire a Professional Stager
Most of these tips are valuable advice that most professional stagers will tell you, and hiring a stager for the sale of your home is usually worth the upfront cost. A professional stager will know how to strike the balance between empty and neutral, and how to make your home as appealing to potential buyers as possible.
