The Pros and Cons of Professional Home Staging

When it comes to selling your home, making your home stand out and shine to any potential buyer can mean the difference between getting your dream offer, or having your home languish on the market as the sale price plummets. That is to say, staging your home is important.

If you are prepping your home to go on the market, your real estate agent may have already brought up hiring a professional stager, but what does a professional stager do? And it is really worth it to hire a professional just to arrange the furniture? Here, we look at the pros and cons.

Pros
Objectivity: The professional stager brings a fresh eye to the home. As the homeowner, each room of your house has a history and is attached to memories. The Stager, however, will see your home the way a buyer would – without all of the history that you bring to it. This will allow them to make sharper, more realistic and decisive choices about the home.

Faster, Higher Sale: Real Estate experts report that professionally staged homes sell faster, and therefore at a higher price. Statistics have shown that 95% of professionally staged homes sell in 11 days or less and at a sale price 17% above homes that are not staged.

Cons
Cost: While the cost of a professional stager is minimal compared to the overall sale of the home, especially considering how much more your home will sell for if you do go with one, but it is one more upfront costs among many.

Schedule: The professional stager is one more person to schedule into the sale of your home. Along with agents, lawyers, contractors, buyers, home inspectors, and appraisers, it might be one person too many.

The DIY option

If you do choose to risk it and go without a professional stager, here are a few things to keep in mind when staging your home:

  1. De-Personalize: You want your home to be a blank canvas for the buyer to project themselves on. Many homeowners make the mistake of leaving up family photos and other knick-knacks because they think a buyer will relate to the home’s personality. Instead of showing them how you lived there, leave open space for them to envision how they could live there.
  2. Minimal, but Crucial Furniture: An empty room appears to be smaller than one with minimal furniture. A single piece of furniture with an accent for each room works best, with plenty of space to walk all the way around the pieces.
  3. Clean, Clean, Clean: Wash, wax, and polish whatever you can. Patch holes and re-paint. When you think you’re done cleaning, clean one more time.

Remove Valuables: While refraining from being suspicious, you should be aware that you are allowing strangers into your home. Make sure computer, laptops, and touch screen are secure, as is any mail or statements that might contain banking or credit card information.
