Charleston is a bedroom community with deep naval roots in Bremerton

Charleston is a historic neighborhood in Bremerton, located directly west of downtown. Bordered by the Puget Sound Naval Shipyard, the community has a strong naval presence, offering a convenient setting for military families and personnel. Residents enjoy easy access to Puget Sound and direct ferry connections to Seattle, making Charleston popular among commuters and water recreation enthusiasts. "We are kind of a Seattle bedroom community because we are really close to the ferry, but at the same time we are entrenched in military and naval history," says Marlene Scheffer, broker at Realty Station with nearly 30 years of experience in the Kitsap County housing market. The area's military heritage is reflected through memorials and plaques in local parks, and celebrated through community events honoring naval traditions.

Charleston homes have diverse architecture and smaller lots

Charleston sits on elevated sections of the city, with small hills, a forested backdrop and occasional views of the Sinclair Inlet. Neighborhood streets are mostly linear with some slopes, and homes often sit close together, slightly above street level. "We get a lot of moisture here," Scheffer says. "A lot of homes are built on crawl space, so there's a barrier to keep water away from the homes." Properties have small gardens or yards for landscaping, and some streets are lined with sidewalks. Houses were built from the 1900s to the 2000s, with many dating back to the early to mid-20th century. The housing stock has a mix of Minimal Traditional cottages, Craftsman bungalows, ranch-style houses and colonial-inspired properties. Prices for single-family homes are generally from $250,000 to $500,000, though several properties with water views can reach $700,000. "Charleston is one of the more affordable areas in the city," Scheffer says. Condos are priced between $250,000 and $350,000, while manufactured homes are typically in the $400,000s. Some houses in flood zones may require additional flood insurance.

Boating and fishing are popular pastimes on Puget Sound

Forest Ridge Park, located in the heart of the neighborhood, has a playground, tennis courts and a forested trail. Haddon Park and Kiwanis Park provide additional sports facilities. About 2 miles west, Pendergast Regional Park offers more extensive amenities, including an off-leash dog park, an indoor soccer complex and outdoor ball fields. For water recreation, Puget Sound opens up many opportunities for sailing and other water sports. "Charleston is right on Puget Sound, and I'll say people here like their boats," Scheffer says. "You can be boating on Puget Sound and look up and see both the Olympic and the Cascade mountains. People here love the outdoors, and we are big on boating, fishing and crabbing."

City and county events honor Bremerton's military heritage

Residents enjoy many of the Bremerton events that take place along the downtown waterfront. One of the highlighted events is the Armed Forces Day Parade, the longest-running parade of its kind in the country. The celebration provides free hot dogs, barbecue, and soda to veterans. In November, the Kitsap County Veterans Day Program and Resource Fair at the Kitsap County Fairgrounds celebrates the military tradition with live music and resource booths featuring organizations that support veterans.

Bremerton schools offer choice, career and naval-focused programs

The community is served by Bremerton School District, which offers both intra-district and inter-district transfers through school choice. Students may attend Naval Avenue Elementary or West Hills STEM Academy, each gets a B-minus and a C grade from Niche, respectively. Mountain View Middle School has a C, and Bremerton High School earns a C-plus. Reflecting the city’s naval heritage, Bremerton High has a strong Naval JROTC program. The high school also offers career and technical education courses in areas of business, health science and engineering.

Local restaurants and grocery stores are close to home

Popular eateries include the casual Mediterranean spot Gyro Star and Crazy Eric's Drive-In, an old-fashioned burger joint known for corn dogs and milkshakes. Grocery stores include Asian Market International and Safeway. The local farmers market operates between May and September, providing residents with fresh local produce. Additional restaurant options are in downtown Bremerton, just 2 miles east of the neighborhood. The nearest Walmart is less than 10 miles away in Port Orchard.

Major highways and ferries connect Charleston to Seattle

Washington state routes 3 and 310 connect Charleston to the rest of Kitsap County. The neighborhood is approximately 30 miles from Tacoma and 60 miles from Seattle. Kitsap Transit provides bus and ferry services, including connections to Seattle via the Bremerton ferry terminal. Naval Hospital Bremerton is less than 5 miles north, and Seattle-Tacoma International Airport is about 50 miles away.
