Historic rowhouses next to new boutique condos
Most of the homes in Vinegar Hill have been updated with an eye toward history and plenty of contemporary style. Renovated rowhouses rarely come to market, staying in families for generations. When they do, prices range from $2 million to $4 million. “I don’t think I’ve run across a fixer-upper there in a long time,” Minsky says. “People who do live there really have enjoyed a very unique lifestyle, to be so close to see Manhattan outside your windows, right off the East River. And they have these magnificent renovations that they’ve done.” New residential developments have come to the area in the past 15 years, both converted warehouses like Kirkman Lofts, originally a soap factory, and WaterBridge 47, a 25-unit building completed in 2016. Prices in these boutique buildings range from about $1.1 million to $2.2 million. Vinegar Hill House offers farm-to-table fare cooked in a wood-burning oven. The ambiance is cozy and relaxed, with vintage décor and a back garden. “It’s on one of those cobblestone streets. It’s new food, new in-vogue cooking, but it’s the atmosphere and the charm. Just the minute you walk in, you know you’re in a special place,” Minsky says. Next door, Café Gitane, a small French boutique-style café, serves delicious coffee and a variety of vegetarian, vegan and gluten-free options. Groceries can be found just over the border of DUMBO, where there’s a Fine Fare, or it’s a six-minute walk to Wegmans grocery store in the Brooklyn Navy Yard. For elementary school students, there’s P.S. 307 Daniel Hale Williams, which gets a B rating from Niche. The magnet school specializes in STEAM education and frequently partners with city organizations to give students unique learning experiences. They can continue their STEAM studies at A-rated Dock Street School and then attend the Urban Assembly School of Music and Art, which gets a C from Niche.On the Brooklyn waterfront
Pebble Beach and John Street Park, both part of the waterfront Brooklyn Bridge Park, are about a 12-minute walk from Vinegar Hill. Commodore Barry Park, the oldest park in the borough, is about 7 minutes on foot. Its pool and splash pads make it a popular spot in the summer months. Bridge Street Park on the east end features eclectic playground equipment, while mere steps away is Maritcha Lyons Park with shaded seating and McKinney Steward Park with a bright red walking path.Just 20 minutes to Midtown
The F train, leaving from DUMBO’s York Street subway station just five or 10 minutes away from anywhere in Vinegar Hill, reaches Midtown Manhattan in about 20 minutes. Residents can also take the ferry from the Navy Yard, which takes about 40 minutes to reach Manhattan. Pedestrians also have a designated path on the side of the Manhattan Bridge, offering views of the skyline and the East River.A major construction project
The Brooklyn Clean Energy Hub, a Con Edison transmission substation, is underway in Vinegar Hill. The new hub, part of which will replace the existing Con Edison Farragut Station on the East River waterfront, will be able to accommodate up to 1,500 megawatts of electricity from future offshore wind infrastructure—enough to power 750,000 homes. The project got underway in late 2023, and it’s set to be online by 2028.
