Only steps away from the Everglades in Coral Springs.
Making life easy for more than 60 years
Coral Springs was one of the first planned cities in Broward County, with initial construction taking place as early as 1964. “At that time, there were no HOAs; homes and lots had larger square footage, and communities were designed for quick access to schools, parks and commercial areas,” says Kevin Morris, a local Realtor and real estate YouTuber. Though it’s natural for cities to evolve over time, the master-planned design of Coral Springs has made life as easy as possible for its residents for more than 60 years. Known for its high-quality schools, advanced recreational facilities and family-oriented atmosphere, this Everglades neighborhood takes convenience seriously.

Living next door to the Everglades
The city of Coral Springs is expansive, but the subdivisions of Grenadier Estates, Westchester and Grenadier Lakes border the Everglades, neatly tucked in the city’s northwest quadrant. Priced between $500,000 and $650,000, “most single-family homes are designed in the Hacienda style,” Morris says. This is true in Grenadier Estates, where ranch-style homes with Spanish Revival influences tightly hug their residential streets. Just south, Eagle Lakes Homeowners Association is a gated community with large properties and private pools. Both Grenadier Lakes and Westchester are similar in nature, adorned with colorful stucco exteriors and circular paved driveways. Storm drainage systems replace sidewalks here, preventing major flooding. The homes of Westchester flaunt spacious front lawns and backyard pools overlooking the area’s narrow canal. These homes envelop Three Friends Park, one of the highest elevation points in Coral Springs.
Trendy eateries and daily provisions within a mile or so
Surrounded by thoroughfares, Coral Springs residents need not travel far for trendy eateries and daily provisions. The Walk at University sits off North University Drive, boasting a Trader Joe’s alongside Hellenic Republic, a go-to spot for Greek comfort food with generous portions. Target and Walmart are about a mile north, though the Publix at Coral Ridge is far closer, practically walkable from the homes in Westchester. For wholesale shopping, Costco sits just north on Wiles Road. The Little Coffee Shoppe is a few blocks east, where locals and visitors can enjoy a full coffee menu with breakfast and lunch specialties under the glow of eclectic lighting fixtures. About 3 miles southeast, Coral Square Mall offers more than 120 chain retail stores, with fast food eateries and themed breweries along the way.

Next door, Mullins Park plays host to the highly anticipated Fourth of July Celebration. Each year, locals honor Independence Day with live music, vendors, a kids' fun zone and, of course, a fireworks show. From January to May, residents are invited to The Walk on Wednesday Live Music Series, where regional musicians perform at the Walk at University.
Broward County Schools within walking distance
Though many students in Coral Springs attend centrally located schools, the northwest subdivisions are within walking distance of their own public institutions, which is a selling point for many homebuyers. Westchester Elementary has a B-plus on Niche, notable for its high student proficiencies in math and reading. Sawgrass Springs Middle School students can learn about leadership by participating in one of many prestigious clubs, like student government and National Junior Honor Society. Coral Glades High boasts a student law association, which directly supports a law studies program. Each school has a B and B-plus on Niche, respectively.

Brimming with opportunities for outdoor rec
Westchester Park’s four-acre green space envelops a central lake and includes walking paths, as well as a community garden with more than 50 garden beds. However, Coral Springs is brimming with outdoor recreation opportunities for locals looking to immerse deeper into the Everglades’ surrounding wildlife. Sawgrass Nature Center & Wildlife Hospital is a nonprofit rescue organization teaching the community about localized conservation efforts. Dog owners can head to Steven G. Paul Dog Park, complete with a watering station and numerous training obstacles just south of the nature center. Sportsplex at Coral Springs is immensely popular for active residents and home to both an aquatic and athletic complex, an award-winning tennis center, and the Florida Panthers IceDen, a state-of-the-art ice facility that's home to the NHL’s Florida Panthers.

Travel with convenience on Sawgrass Expressway in Coral Springs.
Reaching Pompano Beach and Fort Lauderdale
The schools may be walkable, but Coral Springs’ residents are typically car-dependent. Community bus stops are offered along West Sample Road, Sportsplex Drive and Coral Ridge Drive. Thankfully, these thoroughfares are some of the city’s most frequented. West Sample Road extends 12 miles east to Pompano Beach, passing HCA Florida Northwest Hospital at the halfway point. University Drive is named for its accompanying institution, Doxa International University. The thoroughfare heads north into Parkland, with provisions along the way. Folks can rely on Sawgrass Expressway to reach nearby hubs, though it is a toll road. Fort Lauderdale-Hollywood International Airport is about 30 miles southeast via State Route 869.
