A stroll past the brick storefronts on Festus’ Main Street hints at the evolution afoot around this St. Louis suburb. This walkable stretch has grown into a bustling commercial corridor in recent years, home to an array of businesses whose customer base is expanding. “Festus is becoming one of the fastest-growing areas in Jefferson County, but also in the St. Louis Metro,” says Realtor Stacey Fish of The Fish Group with Keller Williams Realty - STL, a lifelong resident of the region. “Festus’ historic Main Street has completely undergone a transformation to where there are all sorts of unique restaurants and shops, boutiques, that sort of thing.” According to U.S. Census Bureau data, this city’s population grew more than 13% from 2010 to 2023, as more people seek a suburban atmosphere without sacrificing access to the city. “The big draw is definitely the hometown-type feel,” Fish says. “Yet it’s close to all the attractions St. Louis has to offer.”

Housing options cross multiple generations

Festus was incorporated in 1887, and there are still homes that date back to the early 20th century. Many more were built across the mid-20th century, and quite a few houses were built recently, accommodating the area’s increasing population. A lot of the city’s options line quiet residential streets, complete with sidewalks. Yard space is standard, too, on lots that usually stretch at least a tenth of an acre. Bungalows, colonials, and ranch-style and new traditional homes are the most common styles. Houses sell for an average of $293,531, less than multiple other suburbs that are even closer to St. Louis and nearly half than the national average. Listings tend to sell quickly Fish says.

Manufacturing is a key industry

Manufacturing is one of the most significant components of Festus’ economy. The city is home to companies such as Crown Plastics, Inc., a manufacturer of plastic light enclosures, and Good Earth Tools, Inc., which makes Tungsten Carbide-treated industrial parts. Health care is another major industry. The 251-bed Mercy Hospital Jefferson is in the area, whose services range from cardiac rehabilitation to a substance use recovery program. Festus is also just about 5 miles south of a major port along the Mississippi River in the neighboring city of Herculaneum, which is publicly owned by the Jefferson County Port Authority and moved one million tons of freight in 2023.

Festus schools take top billing in the area

The city’s Festus R-VI School District earns an A-minus rating on Niche and tops the site’s ranking of the best school districts across Jefferson County. The district includes about 3,300 students, split among an elementary school for kindergarten through third grade, an intermediate school for grades 4 to 6, a middle school for grades 7 and 8, and a high school for grades 9 through 12.

The city’s B-plus-rated Twin City Christian Academy is considered one of the best private kindergarten through 12th-grade schools across the St. Louis area according to Niche, and the student-teacher ratio is 11-to-1.

Recreation is easy to come by thanks to Larry G. Crites Memorial Park

Larry G. Crites Memorial Park is situated in the northwest corner of the city, and totals over 100 acres. It has a sports complex with three baseball and softball diamonds, a lake open to fishing and a bike trail that runs more than a mile. The park also includes a fairground area and hosts events like the Twin City Firecracker Festival at the end of June, with a petting zoo, live music, food vendors and fireworks. Plans are in place to renovate Crites Park’s Red Barn facility as well, which hosted events in the past but has been closed in recent years due to structural concerns.

Sunset Park is a smaller option closer to the middle of town with a playground and a bird sanctuary. And in an area that experiences warm summers and winters with an average of 9 inches of snow, indoor recreation can be found at the more than 30,000-square-foot Jefferson County YMCA, which offers youth and adult sports leagues.

Main Street makes local shopping and dining easy to find

The city’s East Main Street is jam-packed with places to eat and shops for people to peruse, all within a half-mile of each other. “People love to hang out on Main Street, and walk up and down,” Fish says. Petit Paree Restaurant & Lounge is one of the staples, a steakhouse that has been open since 1960. The corridor also features locally owned coffee shops, fashion boutiques, and record stores.

Interstate 55 is a clear link to the rest of the region

Interstate 55 bisects Festus, giving residents quick access to one of the region’s major highways. I-55 provides a straight shot north to St. Louis, roughly 35 miles away. Festus is also dotted with bus stops in the JeffCo Express bus system, and tickets can be purchased at Festus’ city hall on Main Street. The St. Louis Lambert International Airport is about a 45-mile trip via I-55 and I-270, and is considered the busiest airport in Missouri.

Crime

The violent crime rate in Festus is well below state and national averages. In 2023, the city’s population-adjusted rated per 100,000 people ranked lower than both the rest of Missouri and the United States, according to the FBI’s Crime Data Explorer.
