Ranked as one of the best small cities in the country, Morgantown, WV is an outdoor enthusiast’s playground. The Coopers Rock State Forest overlook draws sightseers and hikers to its scenic overlook and shady trails. Home buyers have a variety of choices here, from historical homes near downtown to new condos, townhomes and planned developments on the city’s outskirts. Many of the historical homes have been well-maintained or have recently been restored to their original condition, and include details such as hardwood floors and transoms.

The city is also ranked as both a great college town and a great place to retire. The home of West Virginia University, it draws big college football game day crowds, and offers added restaurants and shopping centers because so many visitors make a pilgrimage there each Saturday. The municipal airport is located in Suncrest, as is Ruby Memorial Hospital. The area is a mix of contemporary homes and shopping plazas lined with restaurants, gas stations and grocery stores. South Park is one of the city’s original suburbs and is designated a historic district on the National Register of Historic Places. Morgantown High School is located in the neighborhood, as are several small local pubs and beer gardens. It is a short walk across Deckers Creek to downtown.

Downtown is home to numerous restaurants, bars and coffee shops, along with music venues for smaller audiences. Its hilly inclines include a mix of long-established businesses and new eateries. The city’s Wharf District along the Monongahela River was revived in the early 2000s and includes condominiums, office spaces and a hotel. The local rail-trail system runs north to south in Morgantown, and includes nearly 50 total miles of paved and gravel trails that connect a three-county region. Another big draw for nature lovers is the WVU Core Arboretum, a 91-acre preserve of old-growth forest that includes 3.5 miles of trails. Just next door, the university’s Coliseum provides room for women’s and men’s basketball games, along with space for large-scale concerts. Just across the street, the Creative Arts Center provides the town’s other space for art exhibits, orchestral performances and other concerts. For a unique experience, take a ride on the university’s Personal Rapid Transit System, a unique people-mover that transports the area’s university community and residents among five stations.
