The priciest home listing in Gilbert, Arizona, takes on characteristics of an amusement park or summer camp.
The four-building compound has some perks that aren't all that unusual for high-end homes — such as a golf simulator, home gym and movie theater — but other amenities are a bit rarer, including a go-kart track and a shooting range.
The main residence reminds visitors it is indeed a home, with seven bedrooms, nine bathrooms, high ceilings and a kitchen that wouldn't be out of place in a mountain cabin. The full 4.2-acre property at 21423 S. 147th Street is now on the market for $20 million.
Frank Aazami and Bill Bulaga of the Private Client Group at Compass are listing the compound. The two, who joined Compass earlier this year, have held the listing for just over a week. They recently kicked off a week-long series of open houses for fellow luxury brokers and real estate influencers to get more eyes on the property.
"Once you walk through the front doors and into the grounds, it's just a whole other world of its own," Bulaga said in an interview with Homes.com.
That experience may even start sooner — the walkway to the front door is made up of stones over a water feature.
The compound features a 9,236-square-foot main residence, built in 2003.
Brokers market a legacy home complete with 'man cave'
The current owners purchased the home in 2017. They have since added a 6,610-square-foot recreational facility that brokers refer to as a "man cave", with a home gym, golf simulator, a batting cage and a studio apartment. Other additions include a 5,660-square-foot wellness center with a sauna and cold plunge, as well as a 2,480-square-foot barn that stores the go-karts. The barn also features a two-lane shooting range and a full basketball court.
"The word longevity is big right now. Everybody wants to live longer and healthier," Aazami said. "This was built behind that theme and also for the family: it's a legacy home."
A $20 million price point is more commonly found in Phoenix's luxury neighborhoods, such as Paradise Valley and Scottsdale. The priciest sale for Gilbert this year is a $4.25 million home in the Higley neighborhood that traded in July.
Aazami and Bulaga see the potential buyer pool growing alongside the evolving data center landscape in Phoenix's Southeast Valley.
"There's some really big executives and companies that are coming into town," Bulaga said. "I think it could also be someone that looks at this like a corporate retreat."
