Utah-based Brighton Homes is expanding its housing portfolio in Arizona with a plan to rezone a 6.5-acre parcel in Mesa to make way for 41 homes.
The community, Price Manor II, marks the second phase of the builder's project in an upscale neighborhood near the Loop 202 freeway.
Squeezed onto a tight parcel, lots in Price Manor II will have a minimum square footage of 4,333 square feet and up to 5,249 square feet. The proposal calls for the homes to be two stories tall and offer two different floor plans, according to project documents.
Mesa City Council will consider the rezoning application at its Sept. 22 meeting.
The proposal comes on the heels of Brighton Homes receiving approvals for the first phase of Price Manor in early 2024. The firm is building 63 single-family detached homes on 8.6 acres.
The builder has sold out three communities in Arizona, including two in Mesa and one in Chandler. A townhouse community called Commonwealth Lofts in nearby Chandler is listed as the only community that hasn't sold out for Brighton Homes in Arizona.
According to the project application, Price Manor would be built on the site of a stalled housing development that was approved in 2007 but never got off the ground during the Great Recession.
Brighton Homes could not be reached for comment.
Price Manor II is north of the site for the first phase in Mesa's Lehi neighborhood. As of September, homes in Lehi carry an average value of $774,336 — nearly $200,000 above the average home value across Phoenix, according to Homes.com data.
Lehi has two home listings asking for more than $1 million, each sitting on more than an acre and offering space for horses and livestock, according to the Homes.com listings.
