You're an investor looking for an investment (cause that's what you do). You've got ROI, CAP, COC, CAPEX and a bunch other cool sounding lingo down pat. One calculation many investors fail to take into account is POM... peace of mind. And that is what this tidy little duplex has in abundance. This smart two unit features one bedroom units. Why one bedrooms? Because every savvy investor knows one bedroom units are amazing for a number of reasons... 1) great demand (not everyone has one bedrooms available and lots of folks are looking for them). 2) Less wear and tear because you're dealing with less people per unit. 3) Longer term tenants (at least in the experience of this landlord). Upstairs is occupied by a long term tenant. Downstairs is recently vacated. Full basement that can be used however you think best. That is where you'll find the two forced air furnaces, water heaters, even a washer and dryer hookup. Plus extra storage. Front part of basement was old finished room that was never demo'd... been like that for a decade or more. Out back is a huge storage shed (nice concrete floor and full garage door on front)... perfect for either tenant storage (2nd floor uses it now) or landlord storage. Great parking area off back alley. Rear yard fully fenced. Rent upstairs is $765. Rent downstairs was $850, which can go higher. If you are looking for a low maintenance, low hassle two unit to add to your rental portfolio, you won't find many much nicer than this. Or if you are looking for a great place to live with someone to pay all the property expenses for you (the upstairs tenant), you cannot find a nicer, cheaper place to live than right here.
