Smoking of any kind is not permitted within or outside of the apartment, including balconies, patios, or common and/or parking areas. Any sign of smoking is a violation of the stay agreement, which may result in immediate termination and recovery fees beginning at $500. A $500 penalty will be assessed for removing smoke detectors, and a $200 penalty for lost key fobs. No outside guests are allowed without permission. Quiet hours are observed from 9 pm to 8 am each day. Guests must not disturb neighbors at any time during the stay. Check-in is at 4 PM, and check-out is at 11 AM, with a $75/hr late fee. To abide by all legal requirements and HOA rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our verification portal. In some instances, a criminal background check may be required. No weapons or drugs are allowed; police will be called for violating this rule. Long-term guests (30 days+) will be subject to a background search and credit check. One towel per guest is provided per stay. The minimum age requirement for the primary person booking is 22 years old for out-of-town guests and 25 years old for local guests. All pets must be on a leash when outside on the property.
