The title would need to be examined to determine if the land is leased. Deeds and titles can be viewed by going in person to the County Assessor's office and some counties provide on-line services. Most Realtors, title companies, escrow offices, real estate attorneys, etc. can do quick title searches for their clients. If a property is listed with a Realtor for sale and on the MLS and and/or syndicated to internet portals, the listing should include whether the property is on leased land or not.
