What if the realtor, when moving out of rental, said the place was fine and he would tell the owner that. How much weight does that carry legally?

The owner came up with a bunch of repairs. Could have been avoided and small claims court if the realtor was more truthful.

It's always best to get things in writing with all parties involved, including Realtors. I would recommend that when vacating a rental unit or other space, ask the party representing the owner to sign off on the condition when changing hands.
