I work directly with Carrington Mortgage, FICOs as low as 500 and $1,000 back towards closing costs or .125% extra of the interest rate, whichever one you choose.
Most of the lenders has minimum FICO requirement. You have to shop around which lender will fit in your requirement.

Here in Idaho, I find some of the most effective lenders are our local Mortgage Brokers who have a variety of mortgage products to choose from. However, even from one Mortgage Broker to the next, I find that the individual's tenacity and proactive approach to overcoming obstacles for buyers who have credit problems is key. Often, Lenders and Mortgage Brokers look for the "low hanging fruit" and prefer to work only with the clients who present an easy strait forward closing (i.e., don't have credit issues, have plenty of down payment, etc.) Your real estate agent can really earn their keep if they are able to help you find a mortgage broker who will give you the help you need, even if you aren't the best qualified.
For example, last year I worked with a client who came to me wanting to buy a home. They had a few credit issues in the past, and had nearly every lender in town turn them away. By the time they found me, they had become quite frustrated with the whole system. After listening to them and discussing their issues, I personally called in a favor to a mortgage broker friend of mine and asked him to take these poor folks under his wing. Even though every other lender in town had told them it would be at least 2 years before they could qualify, this mortgage broker friend and I had them into a new home at contemporary rates within just 3 months. It took a lot more time for that mortgage broker to get that job done, but where there is a will... there is a way. The silly thing is, the other lenders in town all had access to the same programs and loan products... but just didn't want to have to put the time into it that it required. Now a year later, this client is doing better than ever. They took my advice and did some great improvements to the home, and now they are sitting on about 15% more equity than they started with. My advice here... don't give up, ask lots of questions, and find someone willing to go to bat for you.

there are many to choose from. have you checked your credit FICO's? you want to be at least 620 mid score.
