How much can we realistically expect if we sell a cheap ($34K in 2009) house without a full kitchen?

My wife and her sister inherited their grandfather's cheap house - he bought it for $34,000 in 2009 - and are considering selling it. It sits on about a half-acre of property (with a beautiful creek through the backyard), and the house itself is unimpressive. It has 2 bed, 1 bath, 1 work room, a carport, and only a kitchenette (sink, fridge, microwave) instead of a full kitchen. Realistically speaking, if the house sold for $34,000 in 2009 and has been barely lived in since, could we probably expect basic inflation rates (about $43K for our state)?
