is there a possibility of no putting a down on a house...???
This will be my first house to every buy and would like to not have to put down a big lump some or no amount down......Is it possible...???

Jennifer - check with a local mortgage lender; in Colorado there is a great program called ChFa. It allows buyers to only put $1000 into a transaction. The City of Boulder also has several programs that offer down payment assistance. It is very possible there are great City and State programs where you are as well. How do you find these programs? Put your trust in an experienced agent assisting you. I can recommend agents in your area.
Hi Jennifer...as the other agents have stated, millitary personnel using VA loans are about the only loans that the will allow the buyer to purchase a home with little or no money down. Now there are loans that will offer buyer assistance with down payments & closing costs, if the purchase is in a "rural area". You do need to talk to a loan officer, which can be recommended by the agent of your choosing- that will explain the types of areas & loan programs that will allow this. Hope we have all answered your question and you don't let this discourage you.
Jennifer, Currently there is a program for Veterans that will allow you to purchase and possibly meet your criteria. My suggestion is to meet with a Loan Officer to discuss your situation, and ask questions about the many programs that are available and what you may qualify for. Good Luck!
Bedsides VA, USDA is a great option for 100% financing and there are a lot of areas around Palmdale that qualify for financing. The seller can pay all closing costs and pre-paid items so the buyer can potentially bring no money to closing at all.
Unless you are a Veteran using the VA Home Loan program, there are no programs wih 0% down, but there are other fees that need to be paid by the veteran. However, there are programs with 1% down and you will need funds for other cost that will need to be paid, but possibly can be paid with gift or seller contribution. There is also a program with the city of Palmdale that can give a grant up to 70k towards down, closing and purchase of home (must meet income guidelines). Please contact me for further details.
