I have done several deals in the Greater Tulsa area What I would suggest is that you go to the USDA Rural development web site there you are able to enter the address of a home that you may consider purchasing. The site will show if its in an approved area. There are some restrictions on the homes such as the use of out bldgs and ect. I would contact a realtor in the area that you are planning to move to. Provide that agent the approval letter and your home requirements the rural Usda loan is an awesome program.

USDA loans can be tricky most lenders do them however if you do not understand them as an agent you can lose and it not close. In the last 2 months me and my team closed 4 of them and 2 were tricky and had I not foreseen something the buyers could have lost about 1500 please call us for help. Eso if you are relocating.

hello Christy Where are you buying a home I know you can't have more than 4 people on a private well per rural shared well guidelines. I know they are offering 100 financing with around a 5 interest rate over 30 years term. Real between the lines on those lines or go to their website and read all you can before making the choice to go with a USDA loan. do you meet the qualifications/income levels for using a USDA loans You first need to discuss this with a lender if you need someone in the area I'd be happy to give you contact infonext when you find property you go to the federal usda map and see if the property is eligible or not. I know of some lenders who have some other programs with downpayment assistance if the property is not eligible. I believe you can go on the USDA website and type in the address. It will tell you if the home qualifies. I would STRONGLY suggest you get USDA approved through a lender. It is dependant on many factors as to whether or not you qualify. It is a GREAT program and I love seeing people purchase a home for 100 financing. Where do you want to re-locate to These loans are very specific and you need to read all the guidelines online on the USDA website the government posts. The lenders seem to be handing out these per-approvals like crazy right now because everyone would like to have a 100 loan from the government but do you really want one They are very specific to area and easier to do if city water and city sewer. They generally need inspections for a rural septic tank in my area of the country. Just my past experience with these.
