Stacey, Have you had a Realtor come by and take a look at your property yet? This is a great time to be selling while other properties are not on the market and more serious buyers are looking. Let me know if you'd like me to help you! Stephanie MacCallum with Char MacCallum Real Estate Group

Hi Stacey. I'm an agent in Gardner & I'd be very happy to help you get an estimate. Without seeing your place I can't get a specific value, but (assuming your place is in Cottage Park) the average sales price in Cottage Park for the past 365 days is $108,717 and ranging from $90,000 to $128,250.

I recommend you look at the agent directory on one of the major real estate sites for an agent who is very active in your city with the best rating. Ask them to provide you with a CMA, and they will generate a value based off of the similar homes that have recently sold in the area.

The answer is not as simple as the description you are giving. There are many things such as location, how well the home is wearing etc. For a more definitive valuation you can have an agent come by and view the property with you and render an honest judgement of what he or she thinks is current market value.
