Homes Partners of America is a good company to work with. They were professional and efficient. They make homeownership a realtiy for many new families. They pay cash for the properties and you must have your borrowers qualify before you take them shopping for a home. Its an opportunity to rent a home and evenually have an chance to purchase it from the company.

There are certainly owners whom are capable of offering lease options, so the best thing to do might be to connect with a reputable agent locally. The listings that we enter typically disclose whether sellers are interested in owner financing or lease optioning. Due to financial circumstances, most sellers are decidedly NOT interested in entertaining that type of deal (they often need the equity to buy where ever they are going next). An alternative might be to go directly to homeowners/investor owners and inquire as to whether they might be willing to entertain that eventuality.
