Jason, there are many options when it comes to getting a mortgage. I would consider talking to and experienced lender In your are. They would be willing to help you from start to finish and give you some tips to help your approval. Keep saving in the mean time and keep your debt to income as low as possible.

She should be able to use the tip income. Additionally, there are new programs available that might help your situation. Make sure your lender is looking in to all possible loan programs.

She most certainly can prove it all -- by claiming it all and paying federal and state income taxes on it all. I have had similar clients who had to bite the bullet (so to speak) in order to qualify for a loan using tip wages as income.
