My family owns a 40 acre lot of farmland, right off I-5. The land is directly on the Skagit River as you cross the bridge. Approx value per acre?

If sold as a 40 acre piece if farmland with a small home, would this be more valuable?? Any assistance of value per acre, and total value is greatly appreciated. Thank you.

I see your property is on the Mount Vernon side of the river, so will need to know if your property is currently being farmed or used primarily as a residence. I also need to know your flood zone to give you an estimate of value.

My office is on George Hopper Road so I am familiar with the area. I need to know a little bit more about how the property is currently being used. Is it being farmed now, or is it primarily be used as a residence? The Ad-NRL zoning is west of the freeway, so I will need to know flood zone information as well.
