Do manufactured homes, i.e. mobile homes, appreciate or depreciate?

In my experience, I have not seen them appreciate in value. Just like a home, it has alot of it is due to the age of the unit, condition and where it's located!

I have not seen a mobile home that appreciates in value, but that could be based on area/location. In my particular area mobile homes are a depreciable item.

Great Question, much like any property the value of the home will appreciate or depreciate based on several conditions. Market, location, etc. I have dealt with several mobile homes in Las Vegas, in fact I do a lot of business in the D.I.M.E communities on the East Side. Depends on the market, location and other external factors whether it will depreciate or appreciate in value. One thing to be aware when looking for a modular home is if the home has been certified affixed. There is a process that modulars need to go through to become real property.

Yes just as a traditional home does. However, if a poor market they can depreciate.
